Job Overview

Position Title:

Property Manager (Full‑time, 40 hrs/week, M‑F 8:30am‑5:00pm, Salary $33.65‒$37.98/hr) located at Savo Island, Berkeley, CA 94703.

This Property Manager is responsible for day‑to‑day operations of the properties and supervision of on‑site staff, including mentoring junior staff and working with the Resident Services Coordinator to create a supportive resident environment.

Key responsibilities include property maintenance, financial and operational compliance, regulatory adherence, and support for other SAHA managers and special projects.

Qualifications
  • High school diploma or equivalent (college preferred).
  • Minimum one year of supervisory experience; informal supervisory or leadership experience may qualify.
  • Experience in affordable housing or property management strongly preferred.
  • Knowledge of affordable housing programs (Tax Credit, HUD, Section
    8) strongly preferred.

  • Computer skills in MS Office; knowledge of Yardi desirable.
  • Read and interpret documents (e.g., emergency systems, safety rules, maintenance instructions).
  • Knowledge of landlord‑tenant law and HUD manuals.
  • Knowledge of building maintenance systems.
  • Attention to detail, organization, and multitasking ability.
  • Follow verbal information via phone, e‑mail, in person.
  • Recognize emergency equipment sounds and odors (e.g., natural gas).
  • Reliable transportation between properties.
  • Initiative and follow‑through on all tasks.
Certifications or Licenses
  • Certified Occupancy Specialist (COS) or Certified Tax Credit Specialist within six months of hire. SAHA will provide training.
Supervisory Responsibilities

Supervises the Assistant Property Manager and collaborates with the on‑site Service Coordinator and Maintenance Technician on tenant‑related issues and property activities; these positions do not report directly to this role.

Mathematical Skills
  • Basic arithmetic with whole numbers, fractions, decimals.
  • Compute rate, ratio, percent.
  • Experience preparing budgets is a plus; willingness to learn to prepare annual budgets (training provided).
Physical Demands
  • Frequent computer use; 40% sitting, 30% standing, 30% walking.
  • Walking, stooping, bending, squatting, climbing stairs, reaching.
  • Face‑to‑face interactions; speak clearly, articulate precisely.
  • Occasionally lift and push items up to 25 lbs; climb ladders, kneel, twist, grasp, and carry equipment.
  • Must handle heights up to building stories and reach all areas, including roof.
  • Requirement to see, smell, and hear.
Work Environment
  • Conducted mainly in an apartment complex; noise and temperature variations minimal.
  • About 75% of time indoor; inspections, tours, deliveries may occur outdoors.
  • Possible exposure to loud noises during emergencies.
  • Expected to handle irritable or upset residents or visitors calmly.
  • May be exposed to blood or bodily fluids; safety measures provided.
  • May encounter hazardous materials (paints, cleaners, janitorial supplies).
