Position
Maintenance Supervisor (Ranger)
Job DescriptionThe Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the company's standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks.
Responsibilities- Employee champion: manages the maintenance team and assists in employee evaluations.
- Interview, hire, orient, and train new hires.
- Oversee all aspects of the “Make Ready” process from beginning to end in accordance with company policies and procedures.
- Assist with and complete work orders generated from resident requests for service and routine upkeep by diagnosing the source or cause of defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Periodically inspect work performed by service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.
- Periodically inspect work performed by contractors, vendors, and other service providers to verify the work.
- Ensure materials and services meet quality standards, scope, and specifications as required.
- Maintain adequate inventory of spare parts and maintenance materials and work with the Community Manager to order supplies and tools as needed to stay within budgetary guidelines.
- Assist the Community Manager in developing the budget for maintenance and capital expenses.
- Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use of tools and equipment.
- Keep informed of changes in technology and industry standards.
- Complete monthly preventive maintenance procedures as outlined in the Policy and Procedure Manual.
- Demonstrate customer service skills in all interactions with employees, residents, clients, and vendors.
- Be responsible for safety, cleanliness, and general appearance and appeal of the property, and report any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents.
- Ensure property maintenance team complies with company standards regarding service requests.
- Conduct regularly scheduled safety meetings, keep documentation up to date, and conduct inspections as needed to meet safety laws and requirements.
- Resolve customer complaints and issues.
- Perform other duties as assigned.
Schedule:
40 hours per week. Typical Site Hours of Operation (may vary by site):
- Monday – Friday: 9am – 6pm
- Saturday: 10am – 5pm
- Sunday: 1pm – 5pm
- Must be available to work on weekends when scheduled and able to perform essential job functions unaccompanied.
- Must be able to work a flexible schedule, including evening, weekend, and holiday calls and perform essential job functions unaccompanied.
- Work in frequent exposure to outside elements where temperatures, weather, odors, or landscape may be unpleasant and/or hazardous.
- Current valid driver's license.
- EPA certifications Type I and II or Universal for refrigerant recycling.
- Certified Pool Operator or Certified Spa and Pool Operator certificate.
- All certifications required by state and local jurisdictions.
- Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
- Stand, walk, reach with hands and arms, climb, stoop, and squat frequently; intermittently sit and perform keyboard work.
- Routine local travel may be required for business errands including meetings and training.
- Non‑local travel may be required for business-related responsibilities.
- High School Diploma or GED Equivalent.
- 1–3years of supervisory experience.
- Preferred: 2–3years of apartment maintenance experience or equivalent.
- Strong communication and delivery skills with ability to connect with people at all levels.
