Job Summary
This position performs technical and mechanical work that ensures the physical aspects of buildings, grounds, amenities, and common areas meet the company’s standards.
Key Responsibilities- Complete assigned work orders from resident requests and preventative maintenance; diagnose defects and perform repairs in accordance with corporate policies, procedures, safety standards, and code requirements.
- Execute the “make‑ready” process for vacant apartments: conduct pre‑move‑out inspections, create punch lists, schedule vendors, procure supplies, complete maintenance tasks, and inspect finished work.
- Manage materials, supplies, equipment and tools: track inventory, return unused items, and notify supervisor of re‑ordering needs.
- Document and complete all paperwork accurately and promptly to track service requests.
- Assist with grounds, common areas, and amenities maintenance (trash removal, pressure‑washing, general cleaning, painting curbs/signage, etc.).
- Support cost‑cutting and expense control by repairing rather than replacing parts when possible; use tools and equipment efficiently.
- Participate in safety and risk‑management programs, including OSHA training, safety meetings, and incident reporting.
- Periodically inspect work performed by contractors, vendors, and other service providers to verify quality standards.
- Assist in routine and periodic property inspections to identify safety and risk concerns and communicate them to management.
- Physical ability to push, pull, lift, carry, or maneuver up to 25lbs independently and 50lbs with assistance.
- Valid certifications required by state and local jurisdictions (e.g., OSHA 10/30, electrical, HVAC, etc.) as applicable.
- Experience in residential property maintenance or similar role preferred.
- Ability to work a flexible schedule, including evenings, weekends, holidays, and on‑call duties.
- Good communication and teamwork skills.
Hourly range: $22.00–$25.00. Additional compensation may include bonus programs (quarterly/annual for corporate positions; weekly/monthly/quarterly for onsite positions). Full‑time benefits include medical, dental, vision, disability & life insurance; paid vacation, personal days, sick days, holidays, and 401(k) with match up to 6% after 6months.
