• Prepare vacant apartments:
  Assist in getting apartments ready for new residents, ensuring all units meet quality standards.
• Perform maintenance tasks:
  Conduct routine and preventive maintenance including light bulb changes, filter replacements, lock repairs, painting, pool maintenance, and more.
• Resident requests:
  Respond promptly to resident service requests, providing timely and professional solutions to maintenance issues.
• Emergency on‑call services:
  Be available for after‑hours emergency maintenance needs as required.
• Grounds maintenance:
  Help maintain common areas and keep community grounds free of debris and trash.
• Special projects:
  Assist the Maintenance Director/Supervisor with special projects, including preventive maintenance of buildings and mechanical systems.
• Communication:
  Work closely with management and maintenance staff, ensuring effective communication and teamwork to uphold professionalism and quality standards.

• High school diploma or equivalent; ability to read, write, do simple math, and use a computer preferred.
• One to five years of verifiable hands‑on general maintenance experience (plumbing, electrical, carpeting, painting, etc.) with proficiency in at least one major area.
• Experience with general maintenance, including minor HVAC repairs, painting, and preventive maintenance.
• Ability to work collaboratively as part of a team and take direction from supervisors.
• Strong communication and customer service skills when interacting with residents and coworkers.
• Flexibility to be on-call for after‑hours emergencies and work in various weather conditions.
• Ability to lift heavy objects, traverse stairs, and different types of terrain.
• Professional attitude with a commitment to maintaining high‑quality standards.
• Valid driver’s license with a clean driving record and auto insurance required; EPA certifiable status preferred.
• Must be able to work any of the seven days of the week as necessary.
• Physical/visual requirements:
  Able to work indoors and outdoors in all weather, lift up to 100 pounds, lift and carry up to 50 pounds, good eye/hand coordination, color perception, and ability to identify color combinations from memory.
• Must be able to use hand tools normally used in construction, maintenance and landscaping (hedge trimmer, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, chain saw, key machine, chemicals), and motorized vehicles.
• Must be able to use a uniform if required and follow dress code guidelines.
