About the Role The Chief Maintenance Engineer is to oversee full maintenance responsibilities for a portfolio of on and off-campus medical office buildings. Responsibilities to include, but not limited to, all general repairs and preventative maintenance of building systems, knowledge of various HVAC systems, utility savings efforts, lighting, and fire/life safety systems, to ensure optimal client/tenant satisfaction. Position to manage and maintain policies and procedures, standards and reporting related to all maintenance functions, including, budgeting, contracts, and recommendations for capital expenditures.
This role plays a key part in maintaining the reliability and performance of our buildings, creating safe, functional environments for tenants, clients, and patients. Key responsibilities may include, but are not limited to:
Coordinates with General Manager to design, implement, and manage a computerized preventative maintenance program and work order system
Oversees the operation and performance of routine repairs and preventative maintenance on building equipment and building systems efficiently and effectively
Responds to tenant calls and performs necessary repairs or adjustments as appropriate
Performs daily rounds of buildings and common areas to maintain a safe and pleasant environment
Oversee completion all work order documentation in accordance with departmental protocol
Schedules daily tasks, preventative maintenance, and projects with maintenance staff
Maintains engineering logs and completes required reports
Review and update MSDS logbooks
Maintains inventory of tools and equipment
Maintains all mechanical rooms, storage areas, shop areas, in a clean and safe condition
Assists with the monitoring of vendors and outside contractors as appropriate
Directs and trains maintenance personnel in the safe and effective operation of equipment and building systems
Supervises monitors and evaluates the performance and effectiveness of maintenance personnel and regularly informs General Manager of status
Assists with the development of annual budgets and monitors adherence to budgeted financial targets
Responds to emergency situations in accordance with departmental policies and procedures
Assists with the implementation of ongoing improvement programs (i.e., Energy Star, LEED, etc)
Requisition s supplies, materials, and vendor work with approval from General Manager Adheres to all safety standards, policies & procedures, and codes of conduct
Reports all pertinent events and activities to General Manager Qualifications Successful completion of a two-year college/technical school, or 7 to 10 years of related work experience and technical training, medical office building experience preferred
High School Diploma or GED required CFC handling certification preferred
Valid driver’s license and reliable transportation
Must be located in Birmingham, AL area with availability for after-hours emergencies and participation in on-call rotation
Must be in office (onsite) 5 days a week Basic aptitude for mathematics and ability to assist n maintenance budget preparation
Ability to lift and move 100-pound objects by applying proper body mechanics
Ability to read/understand blueprints, CAD experience preferred
Demonstrated experience in oversight of energy savings efforts and initiatives
Must be legally authorized to work in the United States without need for employer sponsorship now or in the future

Actual base pay will be determined based on work location, skills, qualifications, relevant experience, and business addition to base salary, this role is eligible for discretionary incentive compensation and a comprehensive benefits package, which includes medical, dental, vision, retirement savings, paid time off, and other wellness benefits under applicable plan terms.
