Job Description
Under general supervision, performs a variety of routine-to-skilled general preventive maintenance duties in the repair, alteration and modification of building, equipment, and facilities. May perform painting duties. Must be willing to perform work at times designated by employer in order to minimize patient, staff exposure and minimize interference with normal clinic activities. Must conform to productivity standards as set forth in the American Hospital Association Table of Standards.
- Inspects equipment and facilities for proper operation and working conditions.
- Maintains routine records and determines type and extent of malfunction of equipment.
- Adjusts, disassembles and repairs or replaces parts of components, re-assembles and tests for proper operation.
- Reports more serious problems to the Maintenance Supervisor for instructions to maintenance scheduling.
- Complies with all guidelines, policies and procedures contained in the UAHSF, P.C. Health and Safety Management Plan and related manuals and directives, including OSHA, EPA, ADEM, TJC regulations and State of Alabama Department of Public Health Licensure requirements.
- Demonstrates compliance with all applicable regulations for the maintenance/painting profession.
- Pursues educational growth including applicable trade licenses.
- Conforms to productivity standards as set forth in the American Hospital Association Table of Standards.
- Performs a variety of general –to-skilled maintenance procedures including but not limited to: alteration and repairs to machines, equipment or facilities as assigned in accordance to standard procedures, diagrams or manufacturers’ instructions.
- Performs routine electrical maintenance, replaces or alters circuit wiring, switches, control equipment and mechanisms, motors, transformers, relays, generators, appliances, fixtures, lamps, bulbs, alarms, communication equipment, etc.
- Performs general mechanical maintenance of clinic equipment, office machines and equipment, etc.
- Performs general plumbing maintenance – maintain, repair, and make alterations to steam, gas, water, air and sanitary plumbing pipes and fixtures. Bends, cuts, reams and threads pipe, wipes joints, tests joints and pipe systems for leaks. Repairs and replace valves, repair leaks, and clear drain stoppages.
- Performs general welding – welding, cutting, joining metals not requiring critical test tolerance or certification.
- Performs a variety of routine maintenance duties such as repair and assembling extension cords, replacing fuses, fluorescent ballasts and tubes, cleans and lubricates motors and other machinery. Cleans sink and grease traps, replaces and repacks valves, assembles equipment, repairs drape pull mechanisms and related items 15. Services and makes repairs to heating, air conditioning and refrigeration equipment including but not limited to: fans, motors, radiators, pumps thermostats, dampers and regulating controls.
- Follows established preventive maintenance procedures.
- Ensures that system efficiency is maintained at engineering design levels.
- Ensures that clinic occupant comfort levels are satisfactory.
- Performs a variety of routine manual duties as required.
- Moves supplies, furniture, equipment, removing trash, scrap material.
- Performs other assigned duties as required by supervisor.

Qualifications
High school diploma or equivalent required. One (1) year general maintenance experience required. Successful completion of a credit check, using banking industry criteria, is required in determining the eligibility of candidates. 1 to 3 years general maintenance experience preferred.
