Purpose of the Position:
The primary operational function of this position will be the direct management of systematic preventative maintenance and floor care campus-wide. It will also include direct supervision of employees assigned to the weekend shift. Beyond daily management, the employee will be responsible for developing, implementing, and maintaining a structured, university-wide floor maintenance program. Establishing a standardized schedule for floor care during off-peak weekend hours minimizes disruptions to academic and administrative activities while protecting the long-term appearance of physical facility flooring.
In addition, this role will serve as the primary point of accountability for quality control and environmental safety during weekend operations. The position ensures that cleaning standards remain consistent, chemical safety protocols are strictly enforced, and team members complete assignments efficiently and safely.
Duties / Responsibilities Assist the Director and Assistant Director with duties related to Operations:- Plan, organize, direct, and quality control a variety of custodial special projects, including equipment, crew preparation, and training. Position is subject to being on-call and/or mobilized for after-hours F&O operations or severe weather events.
- Provide direct supervision of weekend custodial operations across assigned university facilities.
- Serve as the primary weekend point of contact for custodial service needs, emergencies, and operational issues.
- Routinely inspect buildings and assigned work areas to verify that established cleanliness and service standards are being met.
- Utilize the departmental maintenance management/work order system to plan, track, communicate, manage, and benchmark all preventive and reactive custodial service requests and work order assignments.
- Understanding of SDS (Safety Data Sheets), dilution ratios, and chemical interactions across various floor substrates (e.g., terrazzo, VCT, polished concrete, hardwood, carpet).
- Develop, implement, and maintain a comprehensive, ongoing university floor maintenance program.
- Establish floor care schedules based on flooring type, building utilization, traffic levels, condition, and manufacturer's recommendations.
- Schedule and coordinate annual, semiannual, quarterly, monthly, and routine floor maintenance operations.
- Evaluate flooring conditions and determine appropriate maintenance procedures and frequencies.
- Ensure proper selection and use of cleaning chemicals, finishes, pads, equipment, and other floor care products.
- Maintain accurate records of completed floor care activities, schedules, materials, equipment, and identified deficiencies.
- Ability to perform basic troubleshooting, routine maintenance, and operational checks on heavy machinery such as auto-scrubbers, burnishers, and commercial extractors.
- Using provided software and apps, conduct regular inspections for quality assurance & compliance with objectives.
- Uphold campus custodial service standards.
- Prepare operating, labor, and supply reports.
- Routinely monitor equipment inventory and advise of the need for replacement of worn-out and obsolete equipment.
- Using APPA standards, develop standards and reports for benchmarking and continuous improvement.
- Routinely evaluate, correct, and retrain custodial staff.
- Provide recommendations for the replacement or addition of equipment based on the needs of the Building Services unit.
- Serve as a backup in the absence of the custodial supervisor staff. Provide frontline support services when needed to ensure productivity and standards are being met.
- Establish job priorities and coordinate daily work assignments with subordinate leads/supervisors.
- Regularly lead team meetings emphasizing safety.
- Interview, hire, train, supervise, coach, discipline, and evaluate the performance of employees under direct and indirect supervision.
- Assist in the development and implementation of onboarding for all new employees.
- Select, assign, & supervise the training of new employees & coordinate the assignment of work crews to provide for changing priorities.
