Job Description

Reporting to the Operations Control Center Planning Supervisor in Facilities, the Building Condition Assessor will focus on independently assessing the condition of facilities and their associated systems such as exterior envelope, roof, electrical system, HVAC/mechanical systems, and plumbing systems.

They will take a variety of detailed photos of sites and building system conditions, conduct basic interviews, and research system reliability and operations. With the information they gather, they will make recommendations for repairs and provide estimates for repairs and replacements using a specified format to accurately record these findings, and enter the results into a pre‑programmed database.

This position also maintains building equipment inventory in the division’s enterprise system. Daily, the Building Condition Assessor also provides a wide variety of services and operational support to the campus community, serving as a key member of the division’s customer service team.

Responsibilities
  • Conduct independent assessments of building systems such as exterior envelope, roof, electrical, HVAC/mechanical, and plumbing.
  • Take detailed photos and conduct basic interviews to document system conditions.
  • Research system reliability and operations and determine appropriate repair or replacement actions.
  • Provide recommendations and estimates for repairs and replacements using a specified report format.
  • Enter assessment results into the pre‑programmed database and maintain building equipment inventory in the division’s enterprise system.
  • Receive, dispatch, and create facilities maintenance, service, and emergency requests from the university community.
  • Interpret service requests, determine priorities, and make “service based” decisions in accordance with policies.
  • Send email notifications regarding building shutdowns, repairs, or renovation work and manage communication deadlines.
  • Build and maintain positive customer relationships; de‑escalate dissatisfaction and provide assistance.
  • Utilize the computerized maintenance management system (CMMS) for project and work order information and run simple database queries.
  • Act independently to evaluate requests, problems, or emergencies and take appropriate action promptly.
Required Qualifications
  • Considerable experience in construction and/or maintenance for institutional facilities (research labs, data centers, administrative and athletic facilities, etc.).
  • Experience evaluating the condition of industrial, commercial, or agricultural systems at the component level.
  • Experience estimating remaining life of a system and cost of needed repairs.
  • Experience interpreting policies and procedures independently, using judgement and discretion when precedents do not exist.
  • Detail, action, solution and results‑oriented with a commitment to continuous improvement.
  • Ability to work under pressure with frequent interruptions.
  • Autonomous performance of identified responsibilities with limited supervision.
  • Excellent written and verbal communication skills to serve Facilities and the university community.
  • Independent generation of narrative reports on completed assessments.
  • Data entry proficiency and use of pre‑programmed data systems.
  • Translation of service requests into skilled trade terminology.
  • Experience receiving and relaying customer service requests.
  • Working knowledge of interpreting blueprints (or drawings) and equipment records.
  • Proficiency in Word, Excel, Outlook, and other Microsoft programs.
Preferred Qualifications
  • HVAC or electrical system assessment experience.
  • Experience entering assessment data into a pre‑programmed data system.
  • Knowledge of operations in various institutional spaces.
  • Trades or assessment experience in a large commercial or educational setting.
  • Experience with AutoCAD and/or ArcGIS software.
  • Experience with computerized maintenance management systems, building automation systems, or similar.
  • Virginia journeyman licensure in HVAC, plumbing, or electrical trade.
