Maintenance Supervisor

Dana Village Apartments | Blair, NE

Schedule

Full-Time | Monday-Friday | 8:00 AM-5:00 PM | On-Call Evenings & Weekends

About The Position

Burlington Capital Properties is seeking an experienced Maintenance Supervisor to lead the maintenance operations at Dana Village Apartments, a Tax Credit community. This is a hands-on leadership position responsible for overseeing daily maintenance activities, prioritizing work orders, supporting the maintenance team, and helping ensure the property is maintained to a high standard.

The successful candidate will be organized, dependable, flexible, and comfortable balancing hands-on maintenance responsibilities with team leadership. Strong problem-solving skills and a commitment to providing excellent service to residents are essential.

The Successful Maintenance Supervisor Will
  • Lead and oversee the daily activities of the maintenance team.
  • Prioritize work orders and adjust priorities as property needs change.
  • Perform and supervise routine apartment maintenance and repairs, including painting, carpet cleaning, appliance repair, and other general maintenance.
  • Troubleshoot, perform, and/or assist with repairs involving plumbing, heating, air conditioning, electrical systems, carpentry, roofing, and swimming pool equipment.
  • Inspect apartments, common areas, buildings, and grounds to identify maintenance needs and ensure work is completed appropriately.
  • Respond to resident maintenance requests and provide professional, timely customer service.
  • Provide hands-on guidance and support to maintenance team members.
  • Monitor maintenance expenses and work within established budget guidelines.
  • Follow all applicable safety, liability, and company policies and procedures.
  • Participate in resident events and community functions as requested by the Property Manager.
  • Respond to emergency maintenance needs as part of the property's on-call rotation.
  • Assist with other duties and special projects as requested by management.
Required Skills & Experience
  • Minimum of 3 years of maintenance experience or experience in a related field preferred.
  • Prior apartment maintenance experience preferred.
  • Strong working knowledge of HVAC, electrical, plumbing, carpentry, appliance repair, and general building maintenance.
  • HVAC certification preferred.
  • EPA certification preferred.
  • Pool certification preferred.
  • Valid driver's license, required auto insurance, and acceptable motor vehicle record required.
  • Strong organizational and time-management skills with the ability to prioritize and reprioritize work effectively.
  • Ability to lead a team while remaining hands-on with maintenance responsibilities.
  • Ability to troubleshoot problems and make sound decisions with minimal supervision.
  • Ability to follow directives and established procedures.
  • Ability to communicate effectively and interact positively with residents, employees, vendors, and the general public.
Physical Requirements
  • Ability to stand, walk, bend, stoop, kneel, climb stairs and ladders, and work in various positions for extended periods.
  • Ability to lift, carry, push, and pull tools, equipment, appliances, materials, and other items necessary to perform maintenance duties.
  • Ability to safely use hand tools, power tools, ladders, and other equipment required for maintenance work.
  • Ability to work both indoors and outdoors in varying weather conditions.
  • Ability to perform hands-on maintenance and repair work as required.
  • Ability to respond to emergency maintenance needs during scheduled on-call periods.
