We’re looking for a hands‑on Maintenance Supervisor to keep our community running smoothly. You’ll lead a small maintenance team, oversee repairs, manage work orders, and ensure apartments and common areas are always in top shape. Maintenance Supervisors at University Partners are more hands‑on, more involved in planning, and more connected to operations—not just fixing issues, but helping run the property. If you enjoy problem‑solving, mentoring a team, and keeping things in order, this role is for you.

Requirements
  • 2–3 years hands‑on maintenance experience, including HVAC, plumbing, electrical, and general construction, preferably in student housing owner/operator properties.
  • Prior supervisory or leadership experience preferred.
  • Strong organizational, communication, and customer service skills.
  • HVAC certification required.
  • Ability to work weekends, overtime, and flexible hours during peak seasons like summer turn.
  • Ability to climb ladders and lift heavy objects as needed.
  • Basic computer skills for work order management and reporting.
  • Must have your own tools.
What You’ll Do
  • Lead and train maintenance staff to ensure coverage and efficiency.
  • Schedule and complete work orders promptly, responding to resident requests within 24 hours.
  • Inspect apartments, common areas, and grounds to maintain a clean, safe, and well‑functioning community.
  • Oversee make‑ready preparations, move‑ins, and move‑outs.
  • Manage maintenance inventory, supplies, and vendor relationships.
  • Ensure compliance with safety regulations (OSHA, EPA) and maintain proper logs.
  • Provide on‑call support as needed and help the team handle emergency situations.
  • Participate in daily, weekly, and monthly planning to stay ahead of property needs.
  • Plan and lead summer turns, including staffing, scheduling, vendor coordination, inspections, and deadlines.
  • Manage high‑volume make‑readies during turn season and ensure units are delivered on time and to standard.
  • Support large move‑in days by being onsite, visible, and ready to solve issues quickly.
  • Work closely with the Community Manager and Leasing team during peak seasons to support leasing and resident satisfaction.
Education & Experience
  • Associate degree or equivalent combination of education and experience.
  • Experience maintaining mechanical systems and performing repairs.
