Job DescriptionThe Working Maintenance Supervisor is responsible for overseeing and participating in the maintenance, repair, and upkeep of the condominium property. This hands-on leadership role combines supervisory responsibilities with direct maintenance work to ensure the community is safe, attractive, and operating efficiently. The supervisor coordinates maintenance staff, contractors, preventive maintenance programs, and emergency repairs while maintaining high standards of resident service. Essential duties and responsibilities include performing and supervising routine maintenance, repairs, and inspections of building systems and common areas.
Troubleshoot and repair plumbing, electrical, HVAC, carpentry, painting, and mechanical issues within skill level and licensing requirements. Conduct regular inspections of buildings, grounds, equipment, and facilities. Respond to maintenance requests and ensure timely completion of work orders. Maintain swimming pools, fitness centers, clubhouses, garages, elevators, and other common amenities as applicable. Supervise maintenance technicians, custodial staff, and grounds personnel. Schedule daily work assignments and monitor productivity.
Train, mentor, and evaluate maintenance staff performance. Ensure compliance with workplace safety regulations and company policies. Coordinate and oversee outside vendors and contractors. Develop and implement preventive maintenance schedules. Maintain records of inspections, repairs, maintenance activities, and equipment warranties. Monitor building systems to minimize downtime and costly repairs. Recommend equipment replacements and capital improvement projects. Respond professionally to resident concerns and maintenance requests.
Communicate maintenance schedules, project updates, and service interruptions to management and residents. Maintain positive relationships with residents, board members, vendors, and staff. Ensure compliance with local building codes, safety regulations, and OSHA standards. Participate in emergency response procedures, including after-hours emergencies. Maintain proper inventory and storage of tools, equipment, and maintenance supplies. Conduct safety inspections and address hazards promptly.
Full-Time Salary:
Up to $30 DOE
Must pass a drug screening and background check.
