Maintenance Supervisor
The Maintenance Supervisor is responsible for overseeing the maintenance and repair of all common areas, building systems, and shared facilities within the condominium community. This role ensures the property is safe, well-maintained, and compliant with local codes and association standards while supervising maintenance staff and coordinating vendors. Key responsibilities include supervising and directing on-site maintenance staff and porters, performing and overseeing preventive and corrective maintenance for common areas, maintaining building systems including electrical, plumbing, HVAC, fire/life safety, elevators (vendor-managed), and lighting, inspecting buildings, grounds, roofs, garages, and amenities for safety and maintenance issues, responding to maintenance requests and emergencies, including after-hours situations, coordinating and supervising outside contractors and service providers, maintaining maintenance logs, work orders, and inspection records, managing inventory of tools, equipment, and supplies, ensuring compliance with local building codes, safety regulations, and HOA policies, assisting property management with capital improvement projects and reserve planning, and preparing reports and recommendations regarding repairs, replacements, and maintenance needs.
