Position Summary

The Porter assists in carrying out maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. The Porter also supports the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Community maintenance: on‑site attendance required daily.
  • Cleaning, trash removal, general maintenance of grounds, buildings, breezeways, and community common areas.
  • Respond to resident, management requests and work orders in a timely manner.
  • Ensure all repairs and replacements for grounds, buildings, breezeways, and common areas are completed on time.
  • Inspect daily to identify, minimize, and correct hazardous conditions or liability concerns.
  • Assist in maintaining a preventative maintenance program.
  • Understand and follow Asset key policy.
  • Maintain a well‑organized, adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor with the hazard communications program and promote safe work practices.
  • Participate in unit inspections as requested.
  • Report violations of community rules to the Maintenance Supervisor and/or Community Manager.
  • Use property resources, equipment, and supplies efficiently.
  • Perform additional tasks requested by Maintenance Supervisor or Community Manager.
  • Participate in on‑call emergency duties at the community.
  • Customer & Resident Relations: manage excellent customer service, monitor service request turnaround, and maintain a favorable image of the community.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce community policies as delegated by the immediate supervisor.
Education & Experience
  • High School Diploma or Equivalent.
  • Basic computer skills and ability to understand and perform on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Move about regularly, traverse flat and uneven terrain, and move from one worksite to another.
  • Ascend and descend ladders, stairs, ramps, step stools; work overhead or reach, repeat motions of wrists, hands, fingers; move or lift objects up to 100+ lbs.; operate motor vehicles or golf carts; work in outdoor weather elements;
  • Occasionally move self in confined spaces, remain stationary, stand or sit for prolonged periods, operate machinery and power tools, assess accuracy, and identify and inspect objects. Ability to work overtime, weekends, night hours (on‑call emergencies).

Salary Range
: $17 per hour to $19 per hour.
