Maintenance Technician – Responsibilities
  • Assist in carrying out maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance under the supervision of the Maintenance Supervisor and Community Manager.
  • Assist with the make-ready process in a manner consistent with the property’s operational objectives.
  • Community Maintenance: respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
  • Perform ongoing general maintenance tasks to ensure repairs and replacements for community common areas and units are completed.
  • Assist with scheduling and performance of maintenance/repair-related turn events.
  • Daily exterior upkeep of the community (grounds, breezeways, and common areas).
  • Perform swimming pool maintenance and cleaning; maintain accurate, timely chemical logs.
  • Inspect grounds, buildings, and other community features to identify and address hazardous conditions or liability concerns.
  • Maintain preventative maintenance program to extend the life of the community and minimize future repairs.
  • Follow Asset key policy; maintain organized and stocked maintenance shop; adhere to safety standards and OSHA guidelines.
  • Support the Maintenance Supervisor in the hazard communications program and promote safe work practices.
  • Participate in unit inspections as requested.
  • Assist in monitoring inventory of equipment and supplies as requested.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, and work in progress.
  • Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Report observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Participate in on-call emergencies at the community.
  • Utilize property resources, equipment, and supplies economically.
  • Perform additional tasks requested by the Maintenance Supervisor and Community Manager.
  • Customer & Resident Relations: manage excellent customer service and monitor service request turnaround and responsiveness; project a favorable image of the community.
  • Ensure consistency in dealing with residents on all matters; enforce policies delegated by the supervisor.
Education/Experience
  • High School Diploma or Equivalent
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly move about to accomplish tasks or move between worksites; capable of climbing ladders, stairs, ramps, and working in various environments, including tight spaces.
  • Lift and move up to 100+ lbs; work in outdoor weather elements and hazardous conditions; may require overtime, weekends, and night hours for on-call property emergencies.
  • Occasionally remain in a stationary position for extended periods.
Licenses/Equipment
  • Must have reliable transportation due to the emergency on-call requirement.

Compensation and Benefits A variety of factors are considered in compensation decisions. Full-time employees receive paid sick days and company holidays.

Salary Range: $24 per hour to $25 per hour
