POSITION PURPOSE

We are looking for a skilled and experienced Maintenance Supervisor to join our team at a luxury, high-rise, multi-family property in Boise, Idaho. The ideal candidate will be responsible for managing the daily maintenance operations to ensure the property remains safe, well-maintained, and operates smoothly. This role involves supervising and coordinating the efforts of maintenance technicians, housekeepers, and groundskeepers, providing leadership, training, and quality assurance to uphold safety standards, efficiency, and professionalism.

In collaboration with the Community Manager, the Maintenance Supervisor oversees scheduling, vendor relationships, inspections, and prioritization of maintenance tasks. The goal is to enhance resident satisfaction and contribute to the overall success and performance of the property.

KEY RESPONSIBILITIES:

Responsible for overseeing all maintenance operations within the apartment community, ensuring safety, quality, and efficiency.
  • Troubleshoot and perform repairs across plumbing, electrical, HVAC, carpentry, painting, landscaping, and appliance installation.
  • Manage and supervise maintenance staff, including hiring, training, scheduling, and ensuring adherence to safety policies.
  • Conduct safety inspections, correct unsafe practices, and train staff in proper handling of chemicals, equipment, and safety procedures.
  • Oversee exterior property maintenance to maintain curb appeal.
  • Coordinate vendor and contractor work, negotiate bids, and ensure quality and compliance with project specifications.
  • Plan, prioritize, and complete service requests, make-readies (including occasional unit cleans), and unit turnovers in accordance with company standards.
  • Maintain department budget, order supplies, and ensure inventory is well stocked and cost-effective.
  • Lead safety meetings and participate in community and team meetings.
  • Oversee capital projects and renovations, ensuring timelines, budgets, and quality standards are met.
  • Conduct move-in/move-out inspections and ensure property compliance.
  • Perform regular safety audits and ensure adherence to OSHA and other safety regulations.
  • Assist with after-hours emergencies, snow removal, and additional duties as assigned.
PHYSICAL DEMANDS:
  • Repeated bending, stretching, climbing ladders, towers and manholes.
  • Working in and around small spaces to perform analysis and repair.
  • Must be able to lift 50 pounds.
  • Must have good manual dexterity skills.
QUALIFICATIONS:

Required Qualifications & Availability
These are essential to be successful in this role
  • High school diploma or equivalent
  • Working knowledge of general maintenance practices, including basic understanding of:
    Plumbing, Electrical wiring, Painting, Groundskeeping, Standard maintenance tools and safety procedures
  • Ability to use proper tools and basic testing devices in accordance with accepted trade practices
  • Basic proficiency with window-based computer programs for logging work orders and communication
  • Ability to work independently with limited technical guidance and sound judgment
  • Strong problem-solving skills with a positive, self-directed approach
  • Strong customer service skills and professional communication with residents, tenants, and contractors
  • Must be a team player and supportive of colleagues within and outside the immediate work group
  • Ability to lift up to 50 pounds and perform physically demanding tasks, including climbing, bending, and working in tight spaces
  • Reliable transportation
  • Ability to work the scheduled hours: Monday through Friday, 7:00 a.m.

    - 4:00 p.m.
  • On-Call Rotation: Participation in a rotating on-call schedule (typically 7 consecutive days), Ability to respond to calls within 1 hour
