Boylston Properties is seeking a talented, forward thinking, Building Engineer to support the Lead Engineer with assisting and maintaining our properties. You will provide high-quality support to the General Manager and Senior Lead Engineer. The Building Engineer duties listed below are intended only as an illustration of the various types of responsibilities that may be assigned to this role.
Operations- Meet with contractors as necessary, monitor work
- Maintain HVAC units including filter replacements, as directed
- Repair mechanical equipment as directed
- Electrical including bulbs/ballast replacement, plumbing, painting and carpentry as required.
- Lock/keys – repair and install new locks, prepare all necessary keys and provide keys to main office
- Miscellaneous trouble shooting and problem solving
- Maintain tenant relations, work as liaison between tenant and base building systems.
- Move equipment, tools, or supplies between properties as required
- Troubleshoot all building systems to include electric and pneumatic controls and thoroughly understand how to interpret blueprints and schematics.
- Assist the Senior Lead Engineer in the formulation and implementation of the preventive maintenance program including scheduling of preventive maintenance with minimum disruption of building services
- Working with the General Manager and Senior Lead Engineer, annually prepare the operational and capital portion of the budget. Monitor operational expense performance throughout the year
- Respond to building emergencies as needed and as directed in accordance with the building Life Safety Program.
- Off hour coverage as needed.
- Walking and standing for long periods of time are regularly required when performing the duties
- Frequently is required to reach with hands and arms; climb; balance; stoop, kneel, crouch, or crawl in a confined space.
- Regularly lift up to 25 pounds
- Must have a high school diploma or equivalent
- Minimum of 7-10 years’ experience with commercial building operating systems and general building maintenance procedures
- Must have certificate’s showing advance training for Mechanical, Electrical, Plumbing, and General Building Operations
- Must have a strong knowledge of HVAC; BMS experience, HVAC license preferred
- Proficient knowledge of Microsoft Office
- Experience with Building Engines and BMS systems
