Responsibilities
Related Beal is seeking a Maintenance Technician to support a multi-tenant office building with mixed-use lab space. The Maintenance Technician assists the properties’ engineering staff to ensure that tenant safety and comfort are maintained. Responsible for operation and maintenance of all building equipment and systems and performance of preventative and unscheduled maintenance, as directed.
ESSENTIAL JOB FUNCTIONS- Operate building equipment and systems as directed by chief and/or senior engineer.
- Respond to tenant service requests in such a manner as to reduce tenant work orders and eliminate recurring problems.
- Use Prism Work Order System to complete tenant work requests, preventative maintenance assignments and unscheduled maintenance tasks.
- Foster a work environment that promotes energy conservation and continuous improvement of engineering functions.
- Crosstrain at portfolio properties to gain basic knowledge of building systems to be able to support Chief Engineer at these sites as needed.
- Participate in on-call engineer rotation and respond to off-hours call as needed.
- Comply with safety and environmental procedures, specifically hazardous communication programs, lockout – tagout programs, asbestos O & M programs and mold awareness programs.
- Assist in coordination of service vendors and scheduling testing/inspection of building systems.
- Perform all other duties as directed by Chief Engineer, Facilities Director and/or Property Manager.
The anticipated base salary range for this position is listed below. In addition to a competitive base salary, you will be eligible to receive discretionary bonus incentives and a comprehensive benefits package.
Anticipated base salary range: $40.00 / hour
Actual base salary within the anticipated range will be determined by several components including, but not limited to, the individual's experience, skills, qualifications, and market factors.
Qualifications SKILLS, EDUCATION AND EXPERIENCE- 3-5 years’ relevant experience in modern office building & life science property management.
- Able to perform minor plumbing, electrical and HVAC repairs/maintenance.
- Able to complete tenant “handy-person” type repairs.
- Background in BMS controls required.
- Basic computer skills required (Microsoft Office, Outlook, work order management system).
- Strong tenant relations skills.
