The Maintenance Director is responsible for ensuring the safe, reliable, and compliant operation of all building systems across DOOR-managed properties. This role is intentionally hands‑on, maintaining strong technical expertise and field presence, while also leading maintenance staff and managing external vendors to ensure high‑quality, timely, and cost‑effective maintenance delivery.

What is the role?

This role balances hands‑on maintenance execution (50%) with supervisory, vendor, and budget management responsibilities (50%). The Maintenance Director will directly perform and troubleshoot complex maintenance issues while also overseeing technicians, contractors, schedules, compliance, and emergency response across the portfolio.

What will you do? Hands‑On Maintenance (50%)
  • Perform hands‑on maintenance work to maintain current technical skills and strong field presence.
  • Troubleshoot equipment failures and diagnose complex system issues beyond standard technician capability.
  • Address complex maintenance problems requiring advanced technical judgment and experience.
  • Conduct facility and site assessments to evaluate building system conditions and maintenance needs.
  • Support emergency maintenance response efforts when required.
  • Supervise internal maintenance staff, including technicians and porters.
  • Hire, train, evaluate, and develop maintenance staff with a focus on technical competency and safety compliance.
  • Create maintenance schedules to ensure adequate coverage across the property portfolio.
  • Assign maintenance tasks based on technician skill sets and monitor completion for quality and timeliness.
  • Provide ongoing technical training and professional development for maintenance staff.
  • Identify, vet, qualify, and maintain a preferred list of external contractors and specialized service providers.
  • Solicit competitive bids from multiple vendors for significant repair or replacement projects.
  • Manage contractor relationships, including scope definition, quality expectations, timelines, and performance monitoring.
  • Address contractor performance issues through corrective action or vendor replacement when necessary.
  • Ensure compliance with vendor onboarding requirements.
  • Monitor contractor work quality and ensure adherence to building codes, safety standards, and company policies.
  • Develop and implement preventive maintenance programs across all critical building systems.
  • Serve as the point person for emergency maintenance requests and contractor coordination.
  • Develop and manage the maintenance department budget, establishing spending parameters and controls.
  • Monitor maintenance expenditures against budget and identify cost‑saving opportunities.
  • Ensure all maintenance activities comply with OSHA requirements, building codes, and safety regulations.
  • Coordinate construction management activities and personally manage assigned projects.
  • Maintain accurate documentation for safety certifications, training records, inspections, and regulatory compliance.
What do you bring to DOOR?
  • 10+ years of hands‑on maintenance and facility operations experience, including leadership of technicians and contractors.
  • Strong technical expertise across building systems (HVAC, electrical, plumbing, mechanical, life‑safety).
  • Demonstrated experience supervising maintenance staff and managing external vendors.
