HVAC Tech / Heating Engineer, Building Maintenance
Position Summary
The Facilities Supervisor ensures all Neighbor Health locations are structurally sound, operationally efficient, well maintained, and safe. Develops, documents, and administers preventive maintenance programs for all mechanical and electrical equipment. Assists with the development of new buildings and renovations of existing buildings.
MainJob Responsibilities
- Under general direction, organize and participate in executing work orders and completing projects involving Neighbor Health properties as a working supervisor of facility maintenance staff.
- Oversee building systems and equipment to ensure proper functioning (HVAC, plumbing, electrical, etc.).
- Coordinate necessary work with contractors, vendors and departmental personnel.
- Provide technical assistance to the Facilities Director and others.
- Respond to and supervise responses to emergency calls twenty-four hours a day, seven days per week.
- Technical training and/or at least five years of building maintenance experience.
- Extensive knowledge of HVAC (including RTUs, exhaust fans and other air quality/comfort control equipment), carpentry, plumbing, electrical and related systems.
- Excellent supervisory and organizational skills.
- Knowledge and experience with Building Management Systems (BMS).
- Knowledge of materials, methods, terminology, equipment used in the maintenance, repair, and construction of building structures and systems.
- Knowledge of office procedures, equipment, and applicable software applications (word processing, spreadsheets, databases).
- Knowledge of safety standards and regulations (Joint Commission, NFPA, OSHA, EPA and other local/state regulations).
- Ability to read and understand construction drawings, plans and specifications.
- Demonstrate and maintain effective working relationships with those contacted in the course of work.
- Time‑management skills and strong verbal and written communication skills.
- Organize, implement and direct facility staff to ensure timely completion of emergency, preventative, and routine maintenance.
- Maintain equipment in accordance with industry standards, ensuring operational uptime.
- Work to reduce the likelihood of disruptions in heating, cooling, and electricity for all locations.
- Develop and implement contingency plans for emergencies and other conditions.
- Coordinate contracted services beyond internal capabilities and monitor them.
- Provide on‑call technical support for emergency responses.
- Make recommendations for maintenance, repair, improvement, or replacement of mechanical, electrical, plumbing, utility infrastructure, structural repairs, roof replacements, exterior envelope maintenance, and interior refurbishments.
- Develop cost estimates for supplies and equipment.
- Promote a positive customer‑service environment for both internal and external customers.
- Facilitate a team environment and provide leadership, guidance, and training to mechanics.
- Interpret, explain, and enforce policies and procedures; evaluate work performance of assigned staff.
- Participate in safety committee meetings.
- Perform all other duties as assigned.
Starting at $70,720 up to $110,240 based on years of experience.
