Job Description Summary

Responsible for the proper operation, maintenance, and documentation of all Base Building HVAC systems and equipment as it pertains to tenant comfort. This includes but is not limited to: perimeter induction & radiation units, fan coil boxes, VAV boxes, water source heat pumps, and associated DDC and pneumatic control actuators. Required theoretical understanding and working knowledge of the following systems: chillers, cooling towers, fans, boilers, pumps, heat exchangers, ancillary support equipment, water treatment and associated controls.

Responsible for prompt and professional communications to building tenants via in-person, phone call, and/or the Angus (CMMS) tenant Work Order (W/O) system. Communications must be clear, concise, and timely, following each W/O through to completion while providing exceptional customer service. Responsible for an in-depth knowledge of the base building BAS system (Siemens Insight/Desigo), utilizing it in conjunction with the Angus W/O system to continuously monitor and maintain building setpoints to provide world-class comfort throughout a classA, commercial high‑rise building in the heart of Boston.

Functions & Responsibilities
  • Perform monitoring, maintenance and repairs proactively on all base building mechanical equipment and systems, delivering consistent tenant comfort.
  • Ensure occupant expectations are met and exceeded, maintaining a ‘White Glove’ level of service.
  • Be proficient in BAS/EMS functionality and understand the sequences required for proper building equipment and systems operation.
  • Collaborate with the facilities management team, engineers, contractors, and consultants to maintain the proper operation of tenant HVAC systems.
  • Ensure tenant HVAC operates properly prior to construction close‑out/commissioning.
  • Work with the General Contractor, HVAC contractors, and Controls contractors to meet design specifications and resolve all HVAC punch list items.
  • Meet contractual KPIs set by building owners, property managers, and/or engineering teams.
  • Promptly respond to W/O’s with appropriate information to keep tenants, building owners, and the facilities management team aware of progress and resolution.
  • Own the W/O process from start to finish, transferring repairs to subsequent shifts and reviewing pass‑down logs for full circle management to completion.
  • Systematically identify EMS performance problems, anticipate impacts, and pursue root causes before negative impacts occur.
  • Continuously evaluate EMS control systems, identify future needs, and make recommendations or repairs to meet those needs.
  • Maintain a professional, safe, and clean environment.
  • Perform HVAC preventive maintenance as part of the facility’s preventive maintenance program.
  • Assist fellow staff members and perform other duties as assigned.
  • Be available for and contribute to emergency repairs.
  • Contribute to the creation of or adherence to operational SOPs for site‑specific equipment and systems.
  • Maintain BAS metrics and/or locally created spreadsheets to track all tenant‑related work orders, identifying trends to reduce or eliminate customer complaints.
  • Ensure all W/O’s are followed to completion, emphasizing exceptional customer service and client satisfaction.
Requirements
  • Five (5) years of experience in the HVAC industry, with at least two (2) years working on automation systems, including operation, maintenance, and repair of all types of mechanical infrastructure.
  • Relevant experience troubleshooting and repairing DDC control systems.
  • Experience programming Siemens Insight & Desigo Systems is a preference.
  • In‑depth knowledge of air handling systems, airflow and IAQ issues, heating systems, and exhaust systems.
  • Proficiency in performing necessary CMMS (Angus) functions.
  • Proficiency in performing necessary BMS/EMS (Siemens Insight/Desigo) functions.
  • Ability to read and interpret detailed plans, specifications, operating manuals, and other written materials.
  • Proficiency in Microsoft Office, with a preference for thorough understanding of Excel.
