About the Role:

As a CBRE - GDS Custodial Manager, you will be responsible for the implementation of the strategic direction for onsite cleaning operations. This job is part of the Cleaning Services function. They are responsible for ensuring the cleanliness of client and company buildings.

POSITION SUMMARY

Under general management, this position directs skilled and unskilled staff in the daily operations and maintenance of buildings, grounds, and equipment for either multiple locations or a single location with a 7-day operation. This role frequently oversees both inside building services as well as grounds and exterior infrastructure, including locations that house specialty programs requiring advanced skill and knowledge in building services oversight.

The Coordinator oversees a range of functions including building services, inventory and distribution, safety and security, and parking, and serves as the on-site technical consultant for issues related to daily operation of the building and infrastructure. This position supervises and trains employees and delegates assignments to ensure timely and efficient completion of projects.

GENERAL DUTIES AND RESPONSIBILITIES
  • Oversees ongoing maintenance and operations of the buildings for assigned practice site(s), ensuring that facilities are maintained in accordance with relevant regulations, internal standards, and fiscal considerations. Coordinates, arranges, and supervises or provides for the completion of corrective and preventive maintenance for facility equipment and systems. Functions independently in the identification and resolution of issues related to daily building services operations;

    consults with supervisor only when direction or approval on issues with major impact on building operations is needed.
  • Usually oversees grounds operations and services including landscaping, plowing, and general maintenance.
  • Ensures the proper functioning and maintenance of all mechanical systems, including HVAC, plumbing, and electrical systems. Plans, schedules, and supervises work of skilled craft maintenance workers and helpers in the inspection, maintenance, repair, and servicing of plant equipment, buildings, and facilities.
  • Ensures that major equipment and furnishings are maintained in safe, operable condition and/or arranges for replacement. Develops, implements, and reviews equipment records (included in maintenance logs). Establishes procedures and contracts to ensure timely repairs of equipment requiring frequent minor repairs. Secures equipment and service bids and makes recommendations for purchase when replacement or new equipment is required.
  • Evaluates building needs and assists in developing long- and short-term facilities plans. May serve as project leader for smaller or mid-size building improvement and renovation projects and/or oversee subsets of larger projects under the direction of a facilities project manager. Coordinates work to prevent cost overruns and minimize disruption to occupants and staff. Negotiates contracts when needed.
  • Develops and maintains inventory and distribution systems needed to maintain expected high levels of service. Develops systems to track equipment and supplies and to project supply needs and contain costs. Works closely with Strategic Sourcing to ensure access to needed supplies.
  • Oversees receiving and handling of incoming mail for the practice site.
  • Provides on-site presence for staff inquiries and requests related to facilities issues. Serves as technical consultant on complex issues related to the building or infrastructure. Resolves problems within a broad scope of established parameters. Involves supervisor when clarification is needed and keeps supervisor informed of progress.
