Job Description Summary

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities:

• Completes assigned work orders from resident requests for service and preventative maintenance, diagnosing defects, and making repairs according to policies, procedures, safety standards, and code requirements.
• Completes the “make‑ready” process for vacant apartment homes: pre‑move‑out inspection, punch list creation, vendor and contractor scheduling, procurement of supplies, completion of maintenance tasks, and inspection of finished work.
• Follows procedures for accessing and obtaining materials, supplies, equipment, and tools: tracks inventory use, returns unused items, and notifies the maintenance supervisor of re‑ordering needs.
• Completes documentation and other paperwork timely, accurately, and completely to enable proper tracking of service requests.
• Assists in maintaining grounds, common areas, and amenities: picking up trash and debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
• Supports cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, avoiding waste with materials and supplies, and practicing correct use of tools and equipment.

Other Responsibilities:

• Complies with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.
• May periodically inspect work performed by contractors, vendors and other service providers to verify that work, materials and services meet quality standards, scope, and specifications as required.

Service Technician:

• Assists in conducting routine and periodic property inspections to identify safety and risk‑management concerns and communicate physical needs of the property to management.

• Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
• Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
• Push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
• Rare or regular travel may be required to assist other properties, attend training, meetings, or other necessary activities.
• Work a flexible schedule including “call” during evenings, weekends and holidays.

• EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).
• All certifications required by State and Local jurisdictions (applicable to all Service Technicians).
• Valid driver’s license to operate a golf cart on property depending on property size, if applicable.

The hourly range for this position is $27.00 - $29.00. Many factors influence pay within this range, including business requirements, prior experience, current skills and geographic location.
