Essential

Functions
  • Perform routine inspections, repairs, and preventative maintenance on all facility systems, including HVAC, electrical, plumbing, and safety systems.
  • Address maintenance requests from residents, staff, and management promptly.
  • Conduct minor repairs, including but not limited to painting, carpentry, and drywall patching.
  • Replace light bulbs, fix leaky faucets, and handle other basic maintenance tasks.
  • Ensure compliance with all safety regulations, building codes, and facility policies and procedures.
  • Properly utilize basic hand tools in a safe and effective manner, ensuring compliance with manufacturer recommendations.
  • Conduct safety checks and respond to any hazards or emergency maintenance issues.
  • Respond to resident maintenance requests in a timely and courteous manner.
  • Ensure minimal disruption to residents when performing maintenance tasks in their living spaces.
  • Maintain a professional and friendly demeanor when interacting with residents and staff.
  • Maintain cleanliness and appearance of common areas, grounds, and walkways.
  • Assist with landscaping, snow removal, and other seasonal outdoor maintenance.
  • Ensure that all common areas are safe, clean, and properly maintained.
  • Work closely with other departments to ensure seamless facility operations.
  • Communicate effectively with facility leadership regarding major repairs, equipment needs, or safety concerns.
Education and Experience
  • High school diploma or GED.
  • Technical training or certification in building maintenance, HVAC, electrical, or plumbing is preferred.
  • Minimum of 1-5 years of experience in maintenance, preferably in a healthcare, senior living, or residential facility environment.
  • Strong knowledge of electrical, plumbing, HVAC systems, general carpentry, and facility repairs.
  • Relevant certifications (e.g., HVAC, Electrical, Plumbing, and OSHA safety certifications) are a plus.
Physical Demands

An employee must meet the physical demands described here to successfully perform the essential functions of this job with or without reasonable accommodation, which will be determined on a case‑by‑case basis.

  • Ability to lift up to 25 pounds from the floor to waist.
  • Perform physical tasks such as bending, climbing, and standing for extended periods.
  • Comfortable working indoors and outdoors, in various weather conditions.
  • Exposure to hazards associated with operating power equipment.
  • Work with chemicals, oil and grease products.

    Salary:
    Up to $22.61 - $25.69 based on experience.
