What You’ll Do
As a Maintenance Supervisor, you’ll oversee the facilities at your assigned property to ensure exceptional service is delivered to all residents through quality maintenance practices. You’ll also serve as a leader in the organization, collaborating with the Property Manager to champion the Coastal culture and ensure maintenance associates have the tools, resources and direction needed to be engaged and successful. Approximately 75% of your time will be spent in the field performing maintenance‑related tasks.
This is a full‑time position reporting to the Property Manager. The role offers a competitive wage, quarterly bonus, renewal commissions, and on‑call pay.

YourResponsibilities
- Prioritize and participate in the daily completion of work orders.
- Supervise and/or perform high‑level, technically proficient, and urgent/sensitive work orders, including HVAC, electrical, plumbing, carpentry, and items with larger legal implications.
- Obtain contracts and proposals from vendors, negotiate for best pricing, and schedule and oversee completion of vendor work.
- Manage and execute unit turnover and make‑readies for new residents.
- Execute the property’s preventative maintenance plan to maintain curb appeal and physical integrity.
- Assist in developing, implementing, and managing the maintenance budget; manage parts inventory and control costs.
- Assist the Facilities team in coordinating construction and rehabilitation projects, including planning, vendor engagement, bidding, progress inspections, scheduling, and approval of completed projects.
- Maintain overall organization and cleanliness of work areas and maintenance shops.
- Participate in on‑call emergency duties.
- Other duties as directed and assigned.
- High school degree or equivalent required; bachelor’s degree preferred.
- At least 2 years of experience in student housing or conventional multi‑family apartment maintenance required.
- Prior supervisory experience strongly preferred.
- EPA Certification (Types I and II) required.
- CPO (Certified Pool Operator) certification required or ability to obtain within the first 6 months if the property includes a pool.
- Must be able to frequently walk and occasionally stoop, kneel, crouch or crawl; lift/move loads up to 50 lbs and use a ladder.
- Must live within 30 miles of the assigned property and have reliable transportation for on‑call duties.
