Maintenance Technician

Job Summary:

This position completes technical and mechanical tasks that safeguard the physical properties of the buildings, grounds, amenities, and common areas of the property so that they meet the Company’s standards for cleanliness, presence, safety, and complete functionality.

• Completes assigned work orders and preventative maintenance, identifying deficiencies and making repairs in accordance with recognized policies, procedures, safety standards, and code requirements.
• Completes the “make‑ready” process for vacant apartment homes, including pre‑move‑out inspection, creation of a punch list, vendor coordination, supply requests, task completion, and final inspection.
• Follows procedures for obtaining materials, supplies, equipment, tools, and other items from the maintenance department, tracking usage and returning unused items to vendors, and notifying the supervisor of re‑ordering needs.
• Documents service requests accurately and timely so they can be properly recorded and followed.
• Supports grounds, common area, and amenity maintenance by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
• Maintains cost‑cutting and expense control programs by repairing rather than replacing parts when feasible, conserving materials and supplies, and using tools and equipment appropriately.

• Comply with WGA’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents immediately and correctly.
• Complete and stay up to date on all training and meetings.
• Assist in organizing daily and periodic property inspections to identify safety and risk‑management matters, keep the property in good repair, and communicate concerns about the property’s physical needs to management.
• Write inventory maintenance reports, requisition requests, and required maintenance reports.

• EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).
• All certifications required by the State and Local jurisdictions (applies to all Service Technicians).
• Valid driver’s license to operate a golf cart on property.

• Hand Tools: various wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, etc.
• Power Tools: wrenches, grinders, sanders, drills, saws, etc.
• User‑Moved Aids: wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders.
• Mechanical Equipment: motors, pumps, compressors, blowers, electric and hand power augers, etc.
• Measuring Devices: calipers, voltmeters, ohmmeters, testing meters, pH tests, gauges, etc.

• Climb stairs and make‑ready needs for 2nd and 3rd floor apartments.
• Push or pull equipment, appliances, open and close doors.
• Reach above shoulder: routine maintenance, stock/remove equipment, parts.
• Climb ladders: routine maintenance.
• Grasp, grip, and turn to handle tools and equipment.
• Finger dexterity: handle tools and equipment for routine maintenance.
• Lifting/carrying:
  – Over 150 lbs.: rare need (less than 1% of the time).
  – 75–150 lbs.: occasional need (1% to 33% of the time).
  – 25–75 lbs.: frequent need (33% to 66% of the time).
  – 1–25 lbs.: constant need (66% to 100% of the time).
