Position Title
Make Ready – Punch Maintenance Technician

Type of PositionFull Time
ExperienceA minimum of 1 year of previous experience in community management maintenance, painting, or another building maintenance or related trade is required. A high school diploma or GED is required. Basic computer, Internet, and email proficiency is required. The following proven experiences are also required:
- Ability to interact well with co‑workers, supervisors, guests, vendors, contractors, residents, and the public in a professional and pleasant manner.
- Above average organizational and verbal skills.
- Adhere to FLF's Maintenance, Emergency Procedures, Operations manuals along with the Team Member Handbook.
- Assess vacant units and create material lists.
- Complete and sign punch lists on each unit finished.
- Complete drywall repairs as needed.
- Inspect windows and blinds for proper operation and repair as necessary.
- Inspect doors and hardware, ensuring proper closing and locking.
- Inspect plumbing fixtures, repair leaks, replace when needed.
- Replace outlet covers as needed.
- Verify power outlets are functioning.
- Check electrical fixtures, replace bulbs as necessary.
- Remove old caulking and apply fresh caulk around tubs, sinks, and counters.
- Replace air filters, check evaporator coil, clear drain lines, and clean as needed.
- Inspect cabinets and vanities, repair hardware and operation as needed.
- Verify appliance operation, repair as needed, and replace drip pans.
- Check drains for leaks, fill sinks, test showers and stoppers.
- Ensure patios and decks are clean.
- Collaborate with the service team to maintain excellent curb appeal.
- Assist with a preventive program that minimizes emergency repairs, service requests, and the use of outside contractors.
- Follow all safety policies and procedures to ensure safe practices.
- Maintain professional, polite customer service and coworker relationships.
- Participate in company training classes and meetings as required.
- Maintain excellent customer service relationships with residents.
- This position also assists maintenance technicians with work orders.
- Complete other duties assigned by the supervisor.
Other tasks as assigned by the supervisor, not listed as essential job functions.
Physical Requirements1. Will need to be on feet 66%‑100% of the time.
2. Will need to perform the following physical activities 66%‑100% of the time (e.g., routinely pick up debris, climb ladders, push/pull equipment, stand and walk, operate doors, reach above shoulders, use tools, lift weights over 150 lbs).
Frequently required: 1‑25 lbs;
Occasionally required: 25‑75 lbs;
Rarely required: 75‑150 lbs;
Occasionally lift up to 150 lbs with assistance.
NOTE:
Lifting or carrying weights exceeding 50 lbs. often requires assistance. Examples include washers, dryers, air conditioning units, sofas, and refrigerators. Personal protective gear such as a back brace may be required.
1. Must be able to complete forms, review reports, and enter data on the computer.
2. Must observe areas needing attention/correction.
3. Must read cautionary labels and written instructions from staff.
4. Frequent need to see objects beyond arm’s reach.
Hearing, Speaking and Written Requirements1. Constant requirement to give information and receive instructions from residential management (33%‑66%).
2. Ability to read, write, and understand English.
Driving Requirements1. Occasional need to use personal transportation to pick up replacement parts and supplies from vendors (1%‑33%).
2. Must be on‑call and available to be on the property on short notice.
3. Must have a valid driver’s license, insurance, and car registration if driving for business purposes.
Environment1. Constantly outdoors, in all weather conditions, often for extended periods (66%‑100%).
2. Frequently indoors in all weather conditions that may make the environment uncomfortable (hot in summer, cold in winter) (33%‑100%).
3. Occasional exposure to paint fumes, solvents, adhesives, etc. (33%‑100%). Example: during painting and/or immediately after turnover. PPE such as an N-95 mask, rubber gloves, and eye protection may be required.
4. Occasional need to work in awkward or confined positions (1%‑33%).
Pay Range$19 – $20 per hour.
