Floating Superintendent

The Floating Superintendent provides hands-on maintenance and operational support across multiple residential buildings and is responsible for executing repairs, assisting with preventative maintenance, and supporting building operations under the direction of site leadership. Unlike a site-based Superintendent, the Floating Superintendent does not hold primary responsibility for any individual building and does not carry full accountability for building systems, compliance, or operational outcomes.

This role is execution-focused and is designed to support site Superintendents and Program Directors by increasing maintenance capacity, reducing work order backlog, and assisting with operational needs across the portfolio. This role requires a high degree of flexibility and adaptability. The Floating Superintendent does not operate from a fixed site and may be assigned to different buildings daily, including multiple locations within the same day.

The ability to take direction, shift priorities quickly, and operate effectively in a changing environment is essential to success in this role.

Core responsibilities include:

  • Performing assigned plumbing repairs (e.g., toilet rebuilds, leak repairs, minor pipe work)
  • Performing minor electrical work (e.g., outlet and switch replacement within scope)
  • Completing general repairs (patching, carpentry, hardware adjustments)
  • Assisting with radiator, HVAC, PTAC, etc. servicing (filters, basic diagnostics, draining, cleaning)
  • Addressing maintenance issues in apartments and common areas across multiple sites
  • All work must be performed safely, efficiently, and in accordance with established protocols.

Preventative maintenance support includes:

  • Executing assigned preventative maintenance tasks
  • Assisting with seasonal preparation (e.g., winter readiness, inspections)
  • Supporting building walkthroughs and condition assessments as directed

Emergency response includes:

  • Active leaks
  • Loss of heat
  • Electrical hazards
  • Building damage or safety concerns
  • Take immediate containment action within scope
  • Assist with stabilization of conditions
  • Communicate status to site leadership
  • Escalate issues beyond scope promptly

The Floating Superintendent is responsible for:

  • Completing assigned work orders within expected time frames
  • Documenting all work performed clearly and accurately
  • Recording actions taken, materials used, and outcomes
  • Uploading photos where required
  • The Floating Superintendent does not manage work order prioritization or backlog.

Cross-site operational support includes:

  • Providing maintenance support across multiple buildings as assigned
  • Assisting site Superintendents with workload balancing and backlog reduction
  • Supporting unit readiness and turnover work
  • Assisting in addressing building conditions under direction
  • This role is deployed based on operational need and may shift between sites regularly.

Communication, direction, and coordination include:

  • Taking direction from Superintendents, Program Directors, or other leadership based on assignment
  • Adapting to varying site expectations, workflows, and priorities
  • Communicating status updates clearly across changing supervisors and locations
  • Confirming understanding of assignments before execution

Digital systems and administrative use include:

  • Work order systems & tracking (e.g. Real Page, Microsoft Planner)
  • Email communication (Outlook)
  • Team communication tools (Microsoft Teams)

The Floating Superintendent must:

  • Document completed work orders
  • Review assigned tasks and updates
  • Communicate status as required

Tools, materials, and support functions include:

  • Maintaining personal tools required for assigned work
  • Using materials appropriately and efficiently
  • Reporting supply needs to supervising staff

Mobility, flexibility, and deployment expectations include:

  • The Floating Superintendent is a mobile role designed to support operational needs across the portfolio.
  • Report to different buildings as assigned daily
  • Be prepared to work at multiple locations within the same day
