The Role:
The Porter is an integral member of the property's maintenance team, reporting directly to the Community Manager. This role requires a high degree of professionalism, positive engagement with residents and staff, and a proactive approach to maintaining the property's aesthetic appeal and functionality. The successful candidate will be responsible for a wide range of tasks, contributing to a positive and well-maintained living environment for residents.
The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.
Qualifications- 2+ years of grounds or porter experience.
- Knowledge of and ability to safely operate property maintenance equipment (e.g., pressure washer, leaf blower, snowblower).
- Detail-oriented and thorough.
- Thorough understanding of safety hazards and proper use of various cleaning and sanitizing solutions.
- Good interpersonal skills with a polite and courteous demeanor toward staff, customers, clients, and visitors to the property.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
- High School Diploma or equivalent.
Key Responsibilities Include, but are not limited to:
- Exceptional Customer Service and Community Engagement:
Providing exceptional customer service with every interaction and representing Avanath positively. Always maintain a professional and well-groomed appearance. Greet residents and visitors in a friendly and professional manner. Actively contributing to a positive community atmosphere. - Comprehensive Cleaning and Maintenance:
Maintaining a daily cleaning log. Regularly inspecting the community to remove litter, debris, and pet droppings, ensuring all common areas and amenities are neat and free of litter. Cleaning and maintaining sidewalks, parking lots, and building entrances (including sweeping, pressure washing, and snow removal as needed). Cleaning and restocking restrooms in common areas. Maintaining cleanliness in laundry rooms, fitness centers, and other community amenities.
Performing seasonal tasks like leaf removal, salting walkways, or flower bed maintenance. Assisting with set-up and clean-up for community events. - Waste Management and Make-Ready Support:
Removing trash and items from vacant apartments before the make-ready process; cleaning make-readies thoroughly. Transferring trash to the dumpster or designated storage area; cleaning and maintaining storage areas. Helping to maintain inventory of cleaning supplies and reporting when replenishment is needed. - Routine Maintenance and Repairs:
Completing assigned minor and routine service requests as directed by the Maintenance Supervisor and/or Community Manager; assisting the make-ready specialist in the turn process. Performing snow removal and lawn care tasks as required. Ensuring all safety protocols are followed while performing duties. - Emergency Preparedness:
Reporting to the property during emergency weather conditions or similar circumstances to prepare the property, following all established procedures. - Communication and Reporting:
Distributing notices and communications to residents, as necessary. Reporting any maintenance issues or safety hazards to the appropriate personnel. Assisting the maintenance team during property inspections. - Other Duties as Assigned:
Performing other duties as assigned by the Maintenance Supervisor or Community Manager.
Adherence to Property Management Rules, Regulations, and Guidelines
- Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to the appropriate individual(s).
- Complies with Avanath's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety-related laws and requirements, and reporting accidents and incidents promptly and accurately.
- Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
