Position Summary

The Maintenance Technician is responsible for maintaining the apartment community and ensuring that resident work orders and property maintenance needs are addressed promptly and professionally.

The ideal candidate will have strong troubleshooting skills, attention to detail, and the ability to work independently while also supporting the onsite property management team.

Key Responsibilities Maintenance & Repairs
  • Respond to and complete resident maintenance requests and work orders.
  • Perform routine maintenance and repairs throughout apartment homes and common areas.
  • Troubleshoot and repair basic plumbing, electrical, HVAC, appliance, and general building issues.
  • Prepare apartment homes for new residents through make-ready and turnover work.
  • Perform preventative maintenance as needed.
  • Maintain community grounds and common areas.
  • Assist with emergency maintenance situations when required.
Resident Service
  • Provide professional and courteous service to residents.
  • Communicate clearly with residents regarding maintenance requests and repairs.
  • Maintain a clean and safe work environment.
  • Complete work orders accurately and in a timely manner.
  • Coordinate with the property management team regarding maintenance concerns.
Property Operations
  • Maintain accurate records of completed maintenance work.
  • Monitor inventory of tools, equipment, and maintenance supplies.
  • Assist with inspections of apartment homes and common areas.
  • Follow all company safety procedures and applicable housing/property regulations.
  • Maintain the overall appearance and functionality of the community.
Qualifications Required
  • Previous maintenance, facilities, apartment maintenance, construction, or skilled trade experience preferred.
  • Basic knowledge of plumbing, electrical, HVAC, appliances, and general repairs.
  • Strong troubleshooting and problem-solving skills.
  • Ability to use basic hand and power tools.
  • Good communication and customer service skills.
  • Ability to work independently and as part of a team.
  • Reliable transportation and dependable attendance.
  • Ability to lift, carry, bend, kneel, climb, and perform physical maintenance duties.
Preferred
  • Previous multifamily apartment maintenance experience.
  • HVAC experience or certification.
  • Experience with apartment make-readies and unit turnovers.
  • Experience with property management or maintenance work-order systems.
  • Knowledge of preventative maintenance procedures.
Work Environment
  • Apartment community and property maintenance environment.
  • Frequent interaction with residents, property management staff, vendors, and contractors.
  • Position requires physical activity, including standing, walking, bending, lifting, and climbing.
  • Occasional weekend, after-hours, or emergency maintenance may be required.
