Maintenance Manager
Position Summary
The Maintenance Manager coordinates with the Community Manager and Assistant Manager to increase the net operating income of the property by safely maintaining the exterior and interior of the property to RPM standards at or below the approved budget levels. The manager contributes to resident retention by making repairs promptly, safely, and efficiently.
Responsibilities- Supervise and ensure the proper maintenance of the property and grounds, directing maintenance staff and developing a highly skilled team of Maintenance Technicians.
- Maintain the property’s operating budget, secure competitive bids, and process purchase orders (POs) and invoices to keep costs under control.
- Review and prioritize work orders to ensure timely completion and resident satisfaction, maintaining records in the computer software.
- Oversee maintenance, cleanliness, and safety of the community, ensuring compliance with fire and safety codes and overseeing construction projects.
- Troubleshoot and repair HVAC, electrical, and plumbing systems to maintain functionality.
- Respond to maintenance emergencies, follow up with residents, and provide cost‑saving initiatives for review.
- Implement preventative maintenance plans, be on call for after‑hours emergencies, and ensure compliance with OSHA regulations and safety laws.
- Mentor and train maintenance team members to enhance their skills and knowledge, fostering an efficient maintenance service.
- High school diploma or GED (preferred).
- Minimum two years of multifamily maintenance experience and/or training; or a combination of education and experience.
- Minimum one year of supervisory experience (preferred).
- EPA certification required.
- CPO certification preferred.
- Proficiency with Microsoft Office Suite and project management software.
- Must be able to walk, stand, climb stairs/ladders, and access various areas of the property.
- May be required to push/pull items, lift up to 50 pounds, and use hand tools and power tools.
- Must have adequate vision, hearing, and dexterity to perform inspections, read schematics, and operate computer equipment.
- Role requires time outdoors and exposure to the elements.
- May involve working in confined spaces, heights, and hazardous areas.
- Flexible schedule is required, including weekday, night, weekend, and holiday hours as needed.
Employment with RPM Living is contingent upon successful completion of a background check as required by local, state, and federal law. A valid driver’s license is preferred; candidates without a license may be provided a liability waiver.
CompensationCompetitive hourly rate of $33–$35 per hour plus monthly bonuses and a comprehensive benefits package.
