What This Role Actually Demands

That position runs on two core skill sets: trade expertise and operational discipline. You need real plumbing knowledge, the kind that keeps repair calls from turning into vendor invoices. And you need to manage work orders, budgets, schedules, and people with the same attention you'd bring to a tough repair. Birgo operates a paperless maintenance operation across nine multifamily properties in the Buffalo area, so comfort with mobile apps and digital workflows isn't optional.

App Folio is the platform. You'll live in it daily.

The territory covers Tonawanda, Buffalo, and Hamburg. That means you're moving between sites, not anchored to one building. Multi‑site experience matters here because the coordination load is real: turns across multiple properties, vendor scheduling, contractor oversight, and an on‑call rotation all happen simultaneously. The schedule is Monday through Friday, 8:00 AM to 4:30 PM, with on‑call coverage shared across the team.

• Lead apartment turnovers and make‑readies across all nine properties, including punch list completion and quality checks
• Complete high‑skilled trade work, particularly plumbing, but also electrical, HVAC, drywall, and general repairs, to reduce outside vendor costs
• Manage and develop a two‑person maintenance tech team: hiring, training, performance, conflict resolution
• Process work orders and maintain records through App Folio on a mobile device
• Track expenses, control costs, and report against budget
• Source and coordinate vendors and contractors when outside help is required
• Support preventative maintenance programs and capital improvement projects as needed
• Set and enforce safety standards for the team
• Serve as the operational link between property management and the maintenance crew

Five or more years in multifamily maintenance and three or more years supervising are the baselines. What pushes a candidate from qualified to exceptional in this role is the combination of hands‑on trade skill and administrative follow‑through. A lot of experienced technicians don't want to manage paperwork. A lot of supervisors have drifted away from the tools. Birgo needs both in one person, and they're paying $32 to $34 per hour to find it.

The technology fluency piece is worth taking seriously. Birgo runs a fully paperless operation, which keeps the team efficient but requires genuine buy‑in.
