This is responsible for the overall maintenanæ and upkeep of the property while promoting the company's mission, values, and culture, as well as always acting with the highest level of ethical standards.

RESPONSIBILITIES AND DUTIESprimpry Respoqsibilme*.
• Schedules, coordinates, monitors, and #rforms all maintenance, service requests, and repairs atthe designated site.

Document maintenance activity. including problems encountered, work and vaælcystatus updates, daily.

Perform, monitor, inspect, and conduct evaluations with the Community Manager to prepare apartments for future tenants to move in.

Physically walks and inspects the proMy daily and maintains cleanliness and curb ag—Maintains an adequate inventory of property supplies and equipment.schedules. and completes minor and routine maintenance on all equipment, company vehicles, and tools.

InsgECts and approves all maintenanæ supply shipments, organizes all shipping dæuments, codesand submits billing to the Community Manager.
• Tracks and retains documents for utility shut offs, meter sewer cleaning, and all building systems.

Maintains preventative maintenance and critical systems log.

Reports all liability, incidents, worker injuries, accidents, emergencies, CÆde violations, andlegal and compliance directives to supervisor and/or corporate contact.

Maintains of common areas including hallways, stairways, community rooms, and Respnsible for trash removal, sweeping, vacuuming, mopping, and wiping down areas.

Respnsible for snow removal

Communicates professionally, respectfully, and collaboratively as well as aiways acting with the highest level of ethical standards.

Partners with all staff effectively, respectfully, and professionally.

QUALIFICATIONS Education and Experiene:

High School Diploma or equivalent
• Three (3) years' experience with managing a multifamily or construction site.
• Five (5) years related to carpentry, plumbing, electrical, appliance, HVAC, and building systems.
• Knowledge of USDA (US Department of Agriculture), HUD (US Department of Housing and Urban Deve'opment), REAC (Real Estate Assessment Center), and DHCR (Division of Housing and Community Renewal) and Abi'ities:

Strong commitment in maintaining confidentiality.

Must be able to communicate professionally with residents, emergency providers, and outside contractors.

Must mechanical aptitude and skillful use of equipment and tools

Proficient in Offce Suite and ability to navigate the internet

Must be able to manage a flexible schedule including working Overtime and be on-call as needed.

Must have reliable transportation.

Physical Deman#:
• Must have physical and manual dexterity skills
• Must be able to walk, bend, stoop, and climb stairs.
• Must be able to work in confined spaces as well as at heights more than 20 fæt with mobility required to use ladders.
• Must be able to transport up to 100-pound loads.

• Valid NYS Driver's License and proof of motor vehicle insurance coverage
• Completion of the following documents:o CAO Employment applicationo NYS SCR Clearance Form with acceptable clearanceo Criminal Record Certification and fræ of criminal convictions of crimes against children(misdemeanor or felony) o Fingerprinting required.
