Position

Porter – Responsible for carrying out preventive, corrective, and routine maintenance, along with the make‑ready process under guidance from the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Attend community on a daily basis.
  • Clean, remove trash, and maintain grounds, buildings, breezeways, and other community common areas.
  • Respond to resident and management requests and work orders promptly.
  • Ensure all required repairs and replacements are completed in a timely manner.
  • Inspect grounds, buildings, and other community features daily to minimize hazardous conditions.
  • Assist in maintaining the preventative maintenance program.
  • Follow Asset key policy and maintain a well‑organized, stocked maintenance shop compliant with OSHA guidelines.
  • Help maintain the hazard communications program and promote safe work practices.
  • Participate in unit inspections as requested.
  • Report violations of community rules and regulations to supervising staff.
  • Use property resources, equipment, and supplies efficiently.
  • Perform additional tasks requested by the Maintenance Supervisor or Community Manager.
  • Participate in on‑call emergency shifts at the community.
  • Provide excellent customer service, monitoring service‑request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives.
  • Enforce community policies as delegated by the supervisor.
Education and Experience
  • High School Diploma or equivalent.
  • Basic computer skills and ability to use onsite software.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly move about, ascend/descend ladders, stairs, and step stools, work overhead or reach, and lift/handle objects up to 100+ lbs.
  • Operate motor vehicles or golf carts and work with hazardous chemicals.
  • Work in outdoor weather conditions, tight spaces, and at times stand or sit for extended periods.
  • May require overtime, weekends, nights, or on‑call property emergencies.
Compensation and Benefits

Salary: $18.50 per hour to $20 per hour.
