Job Title: Property Maintenance Technician

Location: Calexico Commons

Reports to: Director of Operations

Salary: $27.88–$30.29 per hour and competitive benefits package

FLSA Status: Non-Exempt

Summary

The Property Maintenance Technician is responsible for the general maintenance and upkeep of buildings, grounds, and equipment for a student apartment community. Duties include but are not limited to general maintenance, electrical, plumbing, landscaping, on-call, budget and resident satisfaction. Projecting a professional image through interactions with all internal and external customers is essential.

Essential Duties and Responsibilities
  • Oversees communication efforts to residents regarding maintenance and facility issues and other community topics as needed.
  • Develops and implements interior and exterior maintenance programs to ensure quality repairs.
  • Manages monthly pest control efforts.
  • Removes all trash and refuse from the building.
  • Responds to all maintenance requests within 24 hours.
  • Oversees all work performed by various contractors for renovations/repairs and inspects upon completion to ensure quality workmanship.
  • Oversees quarterly inspections of the HVAC units and filter change as required by manufacturer of the system.
  • Maintains work order system.
  • Complete paint and drywall work when necessary.
  • Assists in project bid review and creation.
  • Assist in maintaining the grounds, building common areas, and exterior of the building.
  • Performs general furniture repair, painting during non-turn periods, general plumbing, some appliance repair and minor electrical repairs.
  • Coordinates scheduling of contractors and staff during the turn process.
  • Oversees damage inspections when units are vacated throughout the year.
  • Monitors site staff and contractors for quality workmanship.
  • Maintains inventory of tools and equipment. Organizes and secures all maintenance storage units, shop and maintenance office.
  • Orders parts, appliances and furniture to ensure appropriate par levels are maintained.
  • Conducts daily general site inspections and specific monthly inspections of the entire property.
  • Other duties as assigned.
Physical Demands

The employee is regularly required to sit; use hands to finger, handle or feel and talk or hear. Frequently required to walk, climb stairs, and reach with hands and arms. Occasionally required to stand and stoop, kneel, crouch, or crawl. Must occasionally lift and/or move up to 50 pounds. Specific vision abilities include close and distance vision.

Education/Experience Required
  • High school diploma or GED.
  • 3-4 years’ experience in property maintenance, apartment maintenance, general maintenance or facilities management.
  • Experience working with housing or facilities management.
  • Ability to move and lift to 50 lbs and navigate up and down stairs.
  • Experience with crisis management and on-call responsibilities.
  • Excellent attention to detail and organizational skills.
  • Ability to manage multiple priorities and meet deadlines effectively.
  • Working knowledge of Microsoft Word, Excel, and Outlook.
  • Ability to serve on-call rotation and respond to site within 30 minutes.
  • Ability to lift and/or move up to 50 pounds.
