Part-time Property Porter

Grounds & Facilities Specialist

The core focus of this position will be maintaining the grounds, landscaping, janitorial and general curb appeal for our combination RV park and studio apartment property in San Ysidro, CA. Duties will be assigned under the direct supervision of the Regional Property Manager and the Community Manager.

Position Performance Objectives:

• Operate power tools such as mowers, edgers, and blowers.
• Perform regular gardening and landscaping work.
• Maintain hand tools and assigned equipment.
• Perform common area maintenance and janitorial (laundry rooms, bathrooms, office, etc.).
• Perform general repairs such as replacing broken tile, screens, garbage disposals, fixtures, appliances, blinds, locks, and painting.
• Work on minor electrical repairs for items such as appliances, fixtures, switches and outlets, etc.
• Perform minor plumbing repairs such as replacing fittings and faucets, clearing drain stoppages, etc.
• Work with property utility systems – water, gas, electric and sewer; shut-offs and change outs.
• Assist with preparing vacant units or RV spaces for occupancy.
• Assist with move-in and move-out inspections.
• Maintain accurate records of work performed.

Physical requirements:

• Has the ability to bend, stoop, walk, climb ladders for 90% of a typical working day.
• Has the ability to bend, lift and reach boxes and maintenance supplies of 30 pounds or more.
• Has the ability to safely use tools such as lawnmower, edger, trimmer, hammer, screwdriver, drill, and saw, etc.
• Has the ability to log maintenance records in a computer or app.

Experience requirements:

• Has a minimum of one year of recent experience in janitorial and landscape maintenance, property management, or apartment/residential maintenance.
• Has basic use skills of Microsoft Office (Word, Excel, Outlook).
• Possess a valid California Driver's License, reliable transportation, and automobile insurance.
• Possess a high school diploma or GED equivalent.

Compensation/Position Details:

• Weekly hours: up to 28 hours per week
• Workdays:
  Sunday through Thursday, or Saturday through Wednesday
• Compensation: $18.50 to $21.00/hour
