Summary

The Maintenance Supervisor manages maintenance staff performance, performs routine maintenance work, and handles related responsibilities as assigned.

Responsibilities & Duties
  • Maintain a file system including logs, inventory, and inspection records, and prepare reports.
  • Schedule and supervise general maintenance and janitorial staff.
  • Operate hand and power tools for maintenance and repair tasks.
  • Establish and maintain cooperative working relationships with contacts during work.
  • Promote a safe working environment for employees and others.
  • Communicate effectively verbally and in writing.
  • Follow verbal and written instructions.
  • Prepare payroll for all janitorial and maintenance employees.
  • Complete monthly inspection reports for all equipment, including generators, elevators, fire suppression pump, and other necessary equipment. Include exterior condition of the building (paint, stucco, expansion joints, light fixtures, doors, windows, etc.).
  • Schedule and meet with vendors to perform repairs and building maintenance.
  • Monitor key boxes, sign out keys to vendors, and accompany vendors as needed.
  • Maintain upkeep of exercise equipment, A/C units, common area lights, emergency lighting, and pool/spa chemical balance and equipment.
  • Perform related duties as assigned by supervisor or manager.
Qualifications
  • High school diploma or GED + five years of experience repairing and maintaining a large building with complex structures and systems.
  • 3‑5 years of prior experience.
  • Valid driver’s license.
  • Valid Certified Pool Operator Certificate.
  • Knowledge of building repair techniques, heating and cooling systems, and basic blueprint reading.
  • Ability to plan and execute work, select and order materials, and interpret sketches, diagrams, and built‑in system plans.
  • Knowledge of janitorial and environmental cleaning practices, chemicals, and equipment.
  • Knowledge of safe work principles and condominium association policies and procedures.
  • Strong prioritization, deadline management, problem‑solving, and interpersonal skills.

Supervisory Responsibility

Supervises the maintenance staff under the manager.

Work Environment & Physical Demands

Frequent exposure to fumes, airborne particles, mechanical parts, and vibration. Occasional exposure to extreme conditions at construction sites. Loud noise levels. Requires standing, walking, bending, kneeling, stooping, crouching, crawling, climbing. Frequently lift or move items over 50 pounds. Must detect hazardous situations.

No travel required.
