Job Description Summary

The Maintenance Manager (MM) is the onsite leader of building, equipment, and grounds condition of the hotel. The MM may supervise or lead 1–2 maintenance workers and is responsible for performing maintenance, repairs, and preventive maintenance across the property. The role ensures a clean and organized maintenance shop, the security of hotel inventory and assets, and promotes guest and associate satisfaction, expense control, and product quality to support overall hotel goals.

  • Deliver on the promise of Sonesta Service in all interactions with guests and clients.
  • Manage according to Sonesta G.U.E.S.T. standards and instill a passion for customer service in all associates.
  • Create processes and procedures to ensure the hotel is properly maintained and clean.
  • Ensure all staff is properly trained and has the tools and equipment needed to carry out their duties.
  • Partner with the General Manager to recruit, train, develop, and manage the Maintenance staff.
  • Use specialized knowledge of plumbing, carpentry, electricity, and equipment mechanics to perform repair work on the interior and exterior of buildings, rooms, laundry and kitchen equipment, HVAC, ventilation, water treatment systems, swimming pool (if applicable), and snow removal.
  • Prepare and verify equipment operational status for the following day’s work.
  • Perform preventive maintenance as outlined in the PM Works program.
  • Inspect building, furniture, bathrooms, guest rooms, and all equipment to ensure proper functioning and efficiency.
  • Read and record mechanical and other meters to manage energy effectively.
  • Maintain inspection logs and records of scheduled work and repairs.
  • Implement an exterior preventive maintenance program for buildings, parking areas, vans, and landscaping.
  • Monitor and secure inventory; follow established ordering procedures to replenish supplies and minimize waste.
  • Report hazardous situations, emergencies, or threats to management promptly.
  • Test, maintain, and repair all hotel life safety systems.
  • Provide input for the annual department operating budget.
  • Promote teamwork and quality service through daily communication and coordination with other departments.
  • Ensure proper processes are in place to manage human resources and benefits programs within the Maintenance department, covering recruiting, onboarding, training, performance management, and offboarding.
  • Enforce hotel standards, policies, and procedures within the maintenance department.
  • Manage and report on the proper use, maintenance, and location of all supplies provided to the Maintenance department.
  • Oversee purchasing of all supplies, leveraging purchasing power and analyzing spending to identify efficiencies.
  • Use PM Works to implement service recovery guidelines and ensure complete guest satisfaction.
  • Respond promptly to guest questions, complaints, and requests to maintain guest satisfaction.
  • Promote safety by using and wearing all protective equipment and uniforms.
  • Act as Manager on duty as required.
  • Ensure compliance with federal, state, and local health and safety laws.
  • Perform other duties as assigned.
Qualifications and Requirements
  • Advanced vocational training plus at least two years of experience in general building maintenance or construction, or an equivalent combination of education and experience.
  • Professional certification and license required by law.
  • Preferred background in the extended stay industry or apartment building maintenance management.
  • Specialized knowledge of plumbing, carpentry, electricity, and equipment mechanics.
  • Ability to prioritize and organize work assignments.
  • Fluent English speaking, reading, and writing; additional languages are beneficial.
  • Strong reading and writing skills for documentation, ordering supplies, and understanding equipment manuals.
  • Mathematical skills, including basic math, budgeting, profit/loss concepts, percentages, and variances.
  • Strong problem‑solving, reasoning, motivating, organizational, and training abilities.
  • Experience with Microsoft Office preferred.
  • Ability to travel, including overnight travel, is required.
  • Valid driver’s license required.
