Maintenance Manager (MM)
The Maintenance Manager (MM) is the onsite leader responsible for the building, equipment, and grounds condition of the hotel. This role provides leadership to 1–2 maintenance workers and performs maintenance, repairs, and preventative maintenance across all hotel areas. The MM maintains a clean and organized maintenance shop, secures hotel inventory, and ensures the company vehicle remains compliant and operational.
Duties and Responsibilities- Deliver on the promise of Sonesta Service in all interactions with guests and clients, following the Sonesta G.U.E.S.T. standards.
- Create processes and procedures to ensure proper maintenance and cleanliness of the hotel.
- Ensure staff is properly trained and equipped to perform their job functions.
- Partner with the General Manager to recruit, train, develop, and manage the Maintenance staff.
- Apply specialized knowledge of plumbing, carpentry, electricity, and equipment mechanics.
- Perform maintenance and repair work on interior and exterior buildings, rooms, equipment, HVAC, lighting, ventilation, water treatment systems, swimming pool (if applicable), and snow removal.
- Conduct preventive maintenance as outlined in the PM Works program, including inspections, meter readings, and record keeping.
- Maintain an exterior PM program for buildings, parking areas, vans, and landscaping.
- Monitor and secure inventory, following established ordering procedures and minimizing waste.
- Report hazardous situations, emergencies, or security threats to management.
- Test, maintain, and repair all hotel life safety systems.
- Provide input for the annual department operating budget.
- Promote teamwork and quality service through daily communication with other departments.
- Manage human resources and benefits processes within the Maintenance department, including recruiting, onboarding, training, performance management, and offboarding.
- Enforce hotel standards, policies, and procedures within the maintenance department.
- Manage and report on supply usage, maintenance, and location.
- Handle purchasing of all supplies, leveraging purchasing power and analyzing spending for efficiencies.
- Use PM Works for service recovery and respond promptly to guest inquiries and complaints.
- Promote safety by ensuring proper use of protective equipment and uniforms.
- Act as “Manager on duty” as required.
- Ensure compliance with federal, state, and local health and safety laws.
- Perform other duties as assigned.
- Advanced vocational training plus two years of experience in general building maintenance or construction (or equivalent education and experience). Professional certification and license required.
- Preferred experience from extended‑stay industry or apartment building maintenance management.
- Specialized knowledge of plumbing, carpentry, electricity, and equipment mechanics.
- Strong ability to prioritize and organize work assignments.
- Fluent in spoken, read, and written English; other languages beneficial.
- Proficiency in reading and writing for documentation, ordering supplies, and interpreting equipment manuals.
- Mathematical skills, including budgeting and variance analysis.
- Problem‑solving, reasoning, motivation, organization, and training abilities.
- Experience with Microsoft Office preferred.
- Willingness to travel, including overnight travel.
- Valid driver’s license required.
- Physical ability to frequently stand, bend, climb, kneel, move, handle objects, use commercial chemicals, and lift or pull items up to 75 pounds.
- Availability to work mornings, evenings, weekends, and holidays.
Pay Range: $25.00 - $30.00. Base pay offered may vary depending on job‑related knowledge, skills, and overall experience.
