The Opportunity:
The Preventive Maintenance Manager oversees the operation, maintenance, and preventive care of building systems; supervises trades staff and contractors; manages maintenance schedules, work orders, budgets, and related records; ensures compliance with applicable codes, regulations, and district policies; and coordinates repairs, inspections, and projects to support safe, efficient, and well‑maintained school facilities.
Key responsibilities include:
Building Systems:
- Inspects and monitors building systems for deficiencies, work required, unusual conditions, indications of failure, leaks or noisy conditions that would indicate system problems. Reviews reports from vendors and consultants to manage required preventive and corrective work.
- Checks HVAC BMS systems to identify and correct comfort issues. Restore nonfunctioning HVAC equipment via alternate means until repairs are completed, such as overrides and installation of temporary equipment. Adjust HVAC systems to achieve maximum energy savings while maintaining user comfort. Uses BMS to extract data for energy analysis and performance metrics.
- Manages Computerized Maintenance Management System to enter equipment information, create preventive maintenance schedules, issue work orders, extracts data for reporting.
- Monitors fossil fuel usage and maintains a log as required.
- Ensures that all buildings and equipment are inspected and tested on a regular basis as determined by local, state and federal laws.
Trades Staff:
- Supervises trades staff , HVAC technicians, electricians, carpenters, plumbers and others.
- Reviews and approves work orders, weekly timesheets, overtime work, time off requests, purchases and other trades related matters.
- Evaluates work performed and provides timely feedback and instructions.
- Monitors maintenance budget and associated purchase orders.
- Ensures that building code and best practices are followed by the staff.
Contractors:
- Obtains cost information for budget purposes and procurement of equipment or repairs.
- Schedules and monitors contractors’ work in all schools and ensures CPS policies and procedures are followed.
- Monitors, reviews and approves contractors work, quotes, proposals and invoices.
- Maintains records of work performed by contractors, drawings, manuals, warranty and other documents.
Your Skill Set:
As the Preventive Maintenance Manager, you will possess many, though perhaps not all, of the following characteristics and qualifications:
- Bachelor’s degree in facilities management, construction, civil or mechanical engineering or other related field required.
- Construction Supervisors License required or the ability to obtain one within the first year of employment.
- MCPPO Certification preferred.
- Minimum of 5 years Facilities Management experience in a management role. Experience in an educational setting is preferred. Experience in managing an unionized environment is preferred.
