The Facilities Maintenance Technician (FMT) is responsible for the upkeep and maintenance of all Sandhills Medical Foundation, Inc. (SMF) facilities and equipment while keeping the safety of patients, fellow employees, and themselves a top priority.

Knowledge/Skill Requirements:

Required:

Experience with commercial maintenance of facilities and equipment.

Excellent organizational and prioritization skills.

Ability to work independently, as a part of a team and changing priorities.

Knowledge of SMF policies and procedures, as well as state and local ordinances/codes, and OSHA regulations related to work.

Due to need to operate a SMF vehicle, at least a satisfactory 3-year driving record may be requested and reviewed prior to operating a SMF vehicle.

Job Duties:

Safely perform all maintenance work needed for all SMF facilities within scope of expertise and following all applicable local, state, and federal laws/guidelines.

Coordinate work performed by outside vendors, such as: being the initial contact for custodial services, landscaping companies, and other businesses that perform regular work for SMF.Maintain regular maintenance schedules of all SMF facilities and equipment in order to prevent and/or reduce downtime of SMF sites and services. This includes, but is not limited to, changing HVAC filters, smoke detector batteries, having fire extinguishers maintained/replaced, having annual back flow testing performed on fire sprinkler systems where applicable, regular pest treatments, coordinating seasonal landscaping projects, etc.

Conduct regular inspections of all SMF facilities and equipment in order to reduce equipment and facility downtime (seeking to discover malfunctions/problems before they fail, proactively ordering spare parts when approved, and identifying misuse by staff that will lead to problems, etc.).When outside vendors are required to perform work other than SMF maintenance, the FMT may be responsible for gathering repair cost estimates, researching and recommending best course of action, and submitting all information to supervisor for  initial contact for all SMF maintenance issues as they arise.

This could include, but not limited to, light bulbs, water leaks, bug issues, hanging new items such as bulletin boards, installing safety equipment, repairing restrooms that are out of order, HVAC systems not working, wall repair and paint, assembly, cleanup, deliveries, etc.

Prioritize and consolidate nonemergency maintenance requests as necessary to increase productivity, making the most of site-to-site travel.

Will be responsible for distributing keys to new employees at all sites upon that employee’s supervisor requesting it, and reporting keys distributed to COO for updating of SMF Key List/Inventory.

Maintain a list of cost-effective and responsive outside vendors for each site that are currently used or could be called upon to perform quality work for SMF. In addition, will be responsible for contacting these vendors once work has been approved to proceed and scheduling when they can perform work.

Frequently available for SMF facility emergencies, including after hours and weekend work or oversight of work to reduce the closing of SMF sites or reduction of quality services rendered.

Keeping a date log of maintenance tasks performed for monthly reporting to supervisor, and to establish patterns of malfunctions in order to adjust inspection schedules, order replacement parts, or avoid a certain brand/type of equipment in the future.

Responsible for oversight of any SMF vehicle regularly operated by this person, including oil changes, tire inspections, or reporting other problems in order to keep the vehicle safe to drive as well as increase the dependability of the vehicle and it’s components.

Assist in maintaining all SMF vehicles to keep them operating and safe. This includes proper use of assigned gas card to fuel up fleet vehicles and Maintenance van as needed. It also includes infrequent inspections of fleet vehicles for needed maintenance and coordinating the vehicle repair.

Must maintain safe and legal driving habits while operating SMF vehicles and follow all insurance company requirements, such as not transporting any passengers or allowing anyone to drive the vehicle other SMF staff on the approved list.

Training:

The Facilities Maintenance Technician will be responsible for identifying training needs they may require. This is to make them more effective at assisting SMF with Maintenance needs. For cost approval, must complete and submit SMF Training Request documents to supervisor for consideration.

Additional Requirements:

Must have a valid South Carolina driver’s license due to necessary work-related travel.

Must be willing to work at different SMF locations if requested.

Must be able to maintain confidentiality and privacy in accordance with HIPPA and SMF policies.
