Maintenance Lead – High-Rise Condominium
Job Summary
:
The Maintenance Lead is responsible for supervising and coordinating the day-to-day maintenance operations of a high-rise condominium. This includes ensuring that all building systems—such as HVAC, electrical, plumbing, and elevators—are functioning efficiently, overseeing maintenance staff, and maintaining the property’s safety and aesthetic standards. The role requires hands‑on maintenance work, team leadership, and effective communication with residents and the property management team.
We are seeking an experienced Lead Maintenance Technician with a strong background in both leadership and hands‑on technical work.
- Team Supervision and Coordination
- Lead, supervise, and mentor a team of maintenance technicians and janitorial staff.
- Delegate tasks and oversee daily work assignments, ensuring timely completion of repairs, work orders, and general maintenance tasks.
- Provide training and guidance to staff, ensuring compliance with safety protocols and high maintenance standards.
- Building Systems Maintenance
- Oversee and perform regular maintenance and repairs on building systems, including HVAC, plumbing, electrical, elevators, and other mechanical systems specific to high‑rise buildings.
- Conduct routine inspections of the property, identifying potential issues and addressing them proactively to prevent costly repairs.
- Respond promptly to emergency repair requests, ensuring minimal disruption to residents.
- Preventive Maintenance
- Develop and implement a comprehensive preventive maintenance program for all major building systems and equipment.
- Ensure preventive maintenance tasks are completed on schedule, documented properly, and that equipment operates efficiently.
- Monitor system performance to anticipate and address potential failures before they occur.
- Vendor and Contractor Management
- Coordinate with external vendors and contractors for specialized maintenance services (e.g., elevator inspections, major HVAC repairs).
- Supervise vendor work to ensure it meets the building’s standards, is completed within the agreed timeline, and adheres to safety protocols.
- Negotiate contracts and ensure that contractor services are delivered cost‑effectively.
- Safety and Compliance
- Ensure that all maintenance work complies with local building codes, health, and safety regulations, including fire safety and OSHA standards.
- Regularly inspect fire safety systems, emergency exits, and other critical infrastructure to ensure resident safety.
- Organize safety training sessions for the maintenance team and conduct regular safety audits.
- Resident Relations
- Serve as a point of contact for residents regarding maintenance issues, ensuring that concerns are addressed promptly and professionally.
- Communicate with residents about upcoming maintenance work or potential service interruptions.
- Handle basic plumbing & electrical tasks in the common areas.
- Complete drywall work inside units only when required (no other in‑unit work is expected).
- Inventory and Equipment Management
- Maintain and manage inventory of maintenance supplies, tools, and equipment, ensuring that necessary materials are available for timely repairs.
- Monitor equipment use, ensuring regular maintenance and proper handling to extend its life span.
- Visit supply stores to purchase materials or tools when necessary.
- Reporting and Documentation
- Maintain accurate records of all maintenance activities, including work orders, preventive maintenance schedules, and repair logs.
- Report to the Chief Engineer or Property Manager on the status of maintenance tasks, upcoming projects, and any critical issues that require attention.
