Job DescriptionThe Maintenance Supervisor is responsible for all maintenance aspects of the community’s operations and objectives. Accountable for operating the property budget with the primary objective of increasing the Net Operating Income (NOI), maintaining the physical asset, providing a quality living environment for residents, and establishing a positive and productive working relationship with the staff. The supervisor may be required to be on‑call for after‑hours emergencies.
This position reports to the Community Manager or General Operations Manager.
- Supervise and direct a team of maintenance technicians, assign tasks, and ensure that work is completed efficiently and to a high standard. Provide on‑the‑job training and knowledge of property systems.
- Perform and oversee repairs on various property systems and equipment, addressing issues as they arise.
- Respond to and prioritize work orders submitted by residents, ensuring timely resolution.
- Implement and manage a preventive maintenance schedule for HVAC, plumbing, electrical, etc.
- Conduct regular inspections of the property, ensuring compliance with local, state, and federal regulations.
- Work within the maintenance budget, ensuring cost‑effective repairs and maintenance.
- Maintain an inventory of tools, equipment, and supplies.
- Obtain quotes, recommend vendors, and assist in contract management for outsourced work.
- Coordinate with internal stakeholders and contractors for specialized repairs and projects.
- Be available for after‑hours emergencies.
- Implement and enforce safety procedures and comply with OSHA mandates.
- Maintain accurate records of maintenance activities in Sight Plan or shared trackers.
- Provide regular updates to property management on maintenance activity status.
- Perform other duties as assigned.
- High school diploma or GED; 3–5+ years of property management or related experience.
- HVAC and/or CPO license preferred.
- Valid driver’s license needed for golf cart use.
- Proficient knowledge of electrical, plumbing, appliance repair and environmental/industrial hazards.
- Must be able to use personal smart device apps for property operations. Knowledge of Microsoft Suite and property‑management software.
- Must read, write, speak English. Must have strong organizational and time‑management skills and supervise at least two associates.
- Must work in a fast‑paced indoor/outdoor setting with self‑management of priorities.
- Must interact with clients/customers and communicate professionally.
- Must work 7 days a week, 52 weeks a year, including scheduled training and any additional required hours.
- Must lift up to 50 pounds and perform frequent standing, walking, bending, and other strenuous activities.
- May travel occasionally for meetings, training, or conferences.
