Job SummaryThis is a temporary position titled Turn Help, responsible for maintenance and customer service duties under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities- This role is a temporary position.
- Community Maintenance
- Regular/daily onsite attendance is required.
- Cleaning, trash removal, and general maintenance of grounds and residential areas, including make‑ready units and common areas.
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
- Ensure all repairs and replacements necessary for community common areas and units.
- Daily clean up of the exterior of the community, including grounds, breezeways, and all common areas.
- Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs.
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
- Understand and follow Asset key policy.
- Keep the maintenance shop well‑organized and adequately stocked while adhering to safety standards and OSHA guidelines.
- Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
- Participate in unit inspections as requested.
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
- Use property resources, equipment, and supplies economically.
- Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
- Customer & Resident Relations
- Manage excellent customer service and monitor service request turnaround and responsiveness.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistency in dealing with residents on all matters.
- Enforce policies of the community as delegated by the immediate supervisor.
- High School Diploma or Equivalent;
Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience. - Basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
- Regularly required to ascend or descend ladders, stairs, scaffolding, ramps, step stools, and the like.
- Communicate with others to exchange information; repeat motions that may include wrists, hands, and/or fingers.
- Operate machinery and power tools, motor vehicles and/or golf carts; assess the accuracy, neatness and thoroughness of the work assigned.
- Work overtime, weekends, and night hours (emergencies).
- Move yourself in different positions to accomplish tasks in various environments, including tight and confined spaces, overhead positions and reaches, move between work sites, adjust or move objects up to 100 lbs. in all directions.
- Work in outdoor environments such as precipitation and wind; work in small and/or enclosed spaces; be exposed to hazardous chemicals; identify and inspect objects.
- Occasionally remain in a stationary position, often standing or sitting for prolonged periods; work in extremely low or high temperatures; traverse flat and non‑flat terrain.
$12 per hour to $15 per hour
BenefitsCompensation decisions are based on skill set, background, training, certifications, and other factors.
