Maintenance Technician / Mechanic, Building Maintenance
Job Summary
Ensures that vacant units meet established quality standards for re‑leasing by performing technical and mechanical work that ensures the timely turnover of all vacant apartment homes to market‑ready condition that meets the company’s standards for occupancy.
Responsibilities- Complete all needed repairs and improvements to apartment homes prior to resident move‑in following the community’s make‑ready checklist.
- Ensure apartment homes are properly caulked and sealed around windows, sink areas, toilets, bathtubs, and showers.
- Inspect all sheetrock for damage and repair or replace as needed.
- Perform touch‑up paints for vacant and occupied units as directed by Service Supervisor or Community Manager.
- Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing correct use of tools and equipment.
- Complete make‑ready checklist and all other required maintenance documentation in a timely manner as required by the Supervisor or Manager.
- Comply with safety and risk‑management policies by attending and participating in routine safety meetings, completing required training on OSHA and other safety‑related laws and requirements, and reporting accidents and incidents promptly and accurately.
- Demonstrate customer service skills by treating residents and others with respect, answering resident questions, responding sensitively to maintenance complaints, and completing assigned work orders with efficiency and urgency.
Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Must work inside and outside in all weather conditions. Must push, pull, lift, carry, or maneuver weights of up to 25lb independently and 50lb with assistance. May be required to work flexible hours, including evenings, weekends, and holidays, and occasional travel for training or support.
CompensationHourly range: $18.00–$22.00. Eligibility for quarterly or annual bonus programs (corporate) or weekly, monthly, and/or quarterly bonus programs (onsite).
