Lead Operating Engineer - JLL What this job involves:
The Lead Operating Engineer will have a strong focus on operating, maintaining, troubleshooting and repairing facility equipment on all systems. Individuals are expected to possess HVAC certification and demonstrate technical expertise in at least one of the following craft areas:
Electrical, Piping/Plumbing, Hydraulics, and/or Central Utility Plant Operations, and possess proficient knowledge in others to successfully complete daily, weekly, and monthly work assignments.
- Support the activities, building structure and development track at the Porsche Experience Center in Carson, California.
- Perform preventative maintenance, troubleshoot and monitor repairs of the Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, Hydraulic and Control systems for the facility to keep the facility's building and track systems operating up to applicable standards.
- Maintain responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance and technical proficiency.
- Maintain the equipment through cleaning, inspecting, calibrating and changing parts to keep all facility systems and associated equipment at optimum performance levels.
- Support Chief Engineer in gathering information for and submitting Annual OCP, with a minimum score of 3.5 or higher.
- Frequently work at heights up to 26 feet, in changing environmental temperature extremes, performing overhead work while standing on a ladder.
- Ability to lift and/or carry objects up to 50 pounds.
- Perform duties with minimum supervision.
- Exercise regular and predictable attendance to support the needs of the team and the client.
- Manage and update daily tasks through an electronic work order system.
- Complete special tasks that include but are not limited to painting, locksmith work, tenant services requests, and general maintenance as assigned.
- Comply with policies for the safe storage, usage and disposal of hazardous materials.
- Maintain a clean and safe work environment.
- Maintain records for work completed in a neat and organized manner.
- Perform other duties as assigned.
- Complete Annual Online Safety Training.
- Review monthly client service request summaries to pinpoint and correct recurrent operational problems.
- Evaluate vendors and suppliers regularly regarding quality of work and competitive pricing.
- Verify the accuracy of deliveries for count, pricing, and description.
- Perform periodic checks of tool and instrument inventory.
- Assess challenges, troubleshoot and present solutions to the Facility Manager and/or client for feasibility and cost review.
- Mentor and lead other building engineers through technical and professional challenges.
- Attend scheduled Virtual Engineering Team calls.
- High school diploma or equivalent.
- At least 5 years Commercial Facility maintenance experience.
- Possess CFC Universal Certification.
- Certification in at least two of the following disciplines:
Electrical, HVAC, Piping/Plumbing, Hydraulics and/or Central Utility Plant Operations. - Must be able to log in and out of multiple software programs using a laptop and smartphone to manage and track day-to-day operations, electronic work orders, and email communication.
- Ability to use basic computer programs:
Word, Excel, Microsoft Office, PowerPoint. - Must be able to independently plan work assignments and troubleshoot clearly, calmly and safely in the presence of guests and fellow team members.
- Must be able to perform duties with minimum supervision.
- Able to lift at least 50 lbs and use ladders up to 26 feet.
- Must be a team player and self‑driven; dependable.
- Ability to communicate effectively in English in both oral and written communications.
- On‑call duties required every other week and weekend.
- Saturday and Sunday shift work required during on‑call periods.
- Must possess the mental and physical capacities necessary to perform the primary job duties.
32.00 - 38.00 USD per year
Location:On‑site - Carson, CA
