Overview
Avanath is a property management company focused on affordable housing. The Maintenance Apprentice is an essential member of the maintenance team, reporting to the Community Manager. The role requires professionalism, effective communication, and positive interactions with residents and staff. A proactive approach is needed to preserve the property’s appearance and ensure smooth operation. The candidate will perform minor repairs, manage time efficiently, and prioritize tasks to maintain high property standards for residents.
Qualifications- 2+ years of grounds or porter experience.
- Knowledge of and ability to safely operate property maintenance equipment (e.g., pressure washer, leaf blower, snowblower).
- Ability to perform minor maintenance and repairs as needed.
- Detail-oriented and thorough.
- Strong time management and organizational skills to handle multiple tasks efficiently.
- Ability to work independently and as part of a team in a fast-paced environment.
- Thorough understanding of safety hazards and proper use of various cleaning and sanitizing solutions.
- Good interpersonal skills with polite and courteous demeanor toward staff, prospects, residents, vendors, and all visitors of the property.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
- High School Diploma or equivalent.

Customer Service and Maintenance
- Provide exceptional customer service with every interaction and deliver high-quality maintenance service.
- Complete assigned work orders from resident requests and perform preventative maintenance by diagnosing defects and performing repairs per policies, safety standards, and code requirements.
- Complete the make-ready process to prepare vacant apartment homes for leasing, including pre-move-out inspections, creating a punch list, scheduling vendors, obtaining supplies, and inspecting completed work.
- Assist in maintaining grounds, common areas, and amenities by removing debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Support cost control by repairing rather than replacing parts when possible and using materials efficiently; participate in routine property inspections to identify safety and maintenance needs and communicate concerns to management.
- Follow procedures for accessing materials and returning unused items to the maintenance department; notify the supervisor about re-ordering needs.

Adherence to Property Management Rules, Regulations, and Guidelines
- Practice safety techniques in accordance with company policies; report malfunctions, injuries, or safety issues to the appropriate person(s).
- Comply with safety and risk-management policies; attend safety meetings and complete required training.
- Follow established policies to ensure regulatory and organizational compliance; report violations as applicable.
- Conduct business in accordance with company policies, Fair Housing laws, the Americans with Disabilities Act, and other industry regulations.

Physical Demands & Working Conditions
- Essential staff member; report to work and follow safety and business protocols.
- May be required to work during inclement weather.
- Frequent standing and walking; reading, writing, and communication skills required.
- May work at elevated sites or on uneven ground; occasional crouching, bending, twisting, pushing, and pulling.
- May travel to sister communities to provide maintenance support.
