Maintenance Supervisor
The Maintenance Supervisor is responsible for overseeing the maintenance operations of the property, ensuring all systems and facilities are in excellent condition while maintaining high customer service standards. This role involves supervising at least one Maintenance Technician, coordinating with vendors and contractors, and managing the property's maintenance needs within budgetary guidelines. The Maintenance Supervisor plays a key role in ensuring the safety, cleanliness, and overall quality of the community.
Key Responsibilities- Supervise at least one Maintenance Technician, delegating tasks and providing training.
- Complete and oversee service requests, ensuring safety standards are met.
- Manage the "make-ready" process for vacant units, including inspections and vendor coordination.
- On-call rotation as scheduled by the property team to meet coverage needs.
- Maintain cleanliness and appearance of grounds, amenities, and common areas.
- Inspect contractor and vendor work to ensure quality standards.
- Order supplies and create purchase orders.
- Track and maintain inventory of parts and supplies within budget.
- Respond promptly to resident inquiries and maintenance requests.
- Support cost-saving initiatives by repairing rather than replacing items when possible.
- Conduct routine property inspections and preventative maintenance.
- Assist with snow removal and seasonal upkeep.
- Provide updates on maintenance activities and budget adherence.
- Ensure compliance with safety protocols and company policies.
- Perform all other duties as needed.
Desired Skills, Experience, and Qualifications:
- 3+ years of residential maintenance experience.
- Proven experience in supervising maintenance teams and managing industrial maintenance operations.
- Strong mechanical and electrical knowledge, including familiarity with high and low voltage systems.
- Proficient in using CMMS for maintenance management and scheduling.
- Experience with HVAC systems and programmable logic controllers.
- HVAC or EPA Universal certificate preferred.
- Excellent leadership and project management skills, with the ability to read and interpret schematics.
