Maintenance Specialist II

The Maintenance Specialist II is primarily responsible for protecting, maintaining, and enhancing the value of the properties owned or maintained by To The Rescue while also maximizing the living experience for residents and the community. This is accomplished by ensuring that all resident maintenance issues are resolved expertly and efficiently. The person in this position will be the face of To The Rescue.

Essential Duties and Responsibilities

• Conduct all business in accordance with To The Rescue policies and procedures and all other applicable Federal, State and Local laws.
• Maintains the safe and compliant facilities and grounds based on To The Rescue objectives.
• Follows practices for the safe operation, maintenance, and repair of all facility equipment, including compliance with health, safety programs, policies, procedures, reports.
• Responds to work orders in a timely manner, including after-hours on-call maintenance requests. Participates in the on-call rotation with the rest of the Maintenance Team (where applicable).
• Facilitates the inspection of the properties owned or maintained by To The Rescue to ensure proper maintenance and standards are achieved and sustained.
• Keeps storage areas, tools, and equipment always secure and in safe, proper working order.
• Participates in To The Rescue training as required.
• Uses all equipment in a safe manner.
• Repair or replace floors, ceilings, walls, siding, roofing, doors, door hardware, windows, screens, and other general building items.
• Troubleshoot, diagnose, repair, and replace the following: appliances, electrical, HVAC (split systems, heat pumps and PTACs), plumbing (including water heaters).
• Performs preventative maintenance on buildings as required
• Communicates and coordinates with outside contractors
• Communicates effectively when projects will not meet deadlines as outlined by the request
• Communicates effectively with the construction team and assists with projects as needed
• Supports PRK property management with yard maintenance for all four seasons
• Work with the Maintenance Team in the de-icing and removal of snow from walks, driveways, and parking lots for various residential and commercial properties according to the specified contracts.
• Monitor property grounds to ensure a pleasant appearance. Assists with weed control, turf maintenance and general landscaping as required beyond vendor contracts
• Supports the cleaning department in various cleaning tasks as directed by the Maintenance Supervisor.
• Acts as a lead to the maintenance department when the maintenance supervisor is not available.
• Supports other departments as needed.

Competencies/Qualifications/Education

• High school diploma required
• Experience in housing maintenance

Certificates/Licenses/Registration

The employee shall possess a valid driver's license and must be eligible for the agency's vehicle insurance and provide proof of private vehicle coverage.

Supervisory Responsibility

Position does not directly supervise employees

Work Hours

This is a full-time position. Days and hours of work are Monday through Friday, 7:30 am to 4:00 pm. The position is required to be on-call outside of stated hours, including nights, weekends, and holidays
