Job SummaryUnder direct supervision of the Community Manager, the Maintenance Supervisor is responsible for the preservation and upkeep of the property and the safety of all maintenance personnel. The Maintenance Supervisor leads the maintenance team and oversees the make-ready process, repairs, and preventative maintenance, operating within OSHA standards and company safety policies.
EssentialJob Duties and Responsibilities
- Supervise the maintenance team and efficiently schedule maintenance activities (make readies and service requests).
- Monitor and prioritize service requests; identify and escalate emergencies as top priority.
- Communicate assignments to the maintenance team and monitor workload to ensure timely completion.
- Coordinate, schedule, and perform preventative maintenance on community and apartment appliances and equipment.
- Manage make-ready process by inspecting vacants, coordinating with vendors, and ensuring repairs are completed; notify Community Manager on completion.
- Identify recurring repairs, determine causes, and propose corrective actions.
- Assist with service requests including repairing/replacing appliances, plumbing, and HVAC/electrical systems.
- Record service activity in One Site for service requests, preventative maintenance, and make-ready.
- Identify safety or hazardous conditions and address or report them.
- Provide input on employee performance and resident feedback to the Community Manager.
- Assist Community Manager in recruiting and interviewing maintenance staff.
- Train, develop, and mentor maintenance staff; conduct periodic safety audits.
- Maintain inventory of repair supplies and monitor the maintenance budget; assist with budgeting.
- Support grounds keeping, pool maintenance, housekeeping, notices, and inspections; assist with new development or rehabilitation as needed.
- Maintain organized work areas and participate in on-call and snow removal as applicable.
Must diagnose problems and perform repairs in electrical, plumbing, exterior, and appliance areas. Demonstrated ability to perform daily work orders and apartment turns, follow instructions, and maintain standards and compliance. Strong communication, organization, and teamwork skills are required.
Computer Skills- Office 365 proficiency
- Basic 10-Key and data entry; word processing and spreadsheets
- Experience with property management software;
Real Page One Site competency after training - Ability to use tablet/mobile devices and software efficiently
- Regular walking, standing, bending, kneeling, and frequent lifting (up to 100 pounds with team)
- Frequent reaching, pushing, pulling; handling tools and equipment
- Frequent interaction with residents and staff; exposure to varying temperatures and environments
- Ability to wear PPE and work with hazardous materials as needed
- Ability to work under deadlines and lead others; some duties require coordination with external parties
- High school diploma or equivalent
- At least 2 years of proven experience as a maintenance supervisor, preferably in residential community management
- CAMT certification preferred but not required
- EPA Type I/II/Universal and CPO certification strongly preferred
- City/state certifications/permits for pool operations, maintenance, electricians, etc. as required
Must be able to travel to supply stores, other communities, and off-site locations. Valid driver's license required; ability to drive a golf cart on site if present.
Training: Must complete all required training within 30 days of hire.
Schedule: Must be able to work any shift Sunday-Saturday to support business needs.
