Reporting To: Manager of Maintenance Operations
Status: Non-Exempt, Full-Time
Salary: $31 - $40/Hourly DOE

Maintenance Technician is responsible for performing general maintenance, repairs, and light construction work throughout homeowner association (HOA) communities and residential properties. This position maintains the safety, appearance, and functionality of common areas, amenities, buildings, and community infrastructure by completing preventive maintenance, responding to work orders, and performing a variety of skilled handyman and construction-related repairs. The ideal candidate is self‑motivated, dependable, and capable of working independently while delivering high‑quality workmanship and exceptional customer service.
JOBDUTIES AND RESPONSIBILITIES
Residential Construction & Repair
- Perform general carpentry, repair, and light construction projects throughout residential communities.
- Repair and replace trim, siding, fencing, gates, decks, stairs, railings, and other exterior building components.
- Patch, repair, texture, and paint drywall and interior surfaces in clubhouses, community buildings, and common areas.
- Perform minor concrete, framing, finish carpentry, and remodeling work as assigned.
- Install, repair, and adjust doors, locks, hardware, mailboxes, signage, and community fixtures.
Property Maintenance
- Perform preventive maintenance and repairs on HOA common areas, community buildings, recreational facilities, and residential amenities.
- Troubleshoot and complete minor plumbing, electrical, HVAC, and mechanical repairs.
- Replace lighting fixtures, bulbs, LED modules, timers, and other building components.
- Respond promptly to maintenance requests, inspections, and service calls.
- Maintain pools, clubhouses, fitness centers, playgrounds, sport courts, restrooms, and other community amenities in clean and safe operating conditions.
Grounds & Community Appearance
- Maintain the overall appearance of HOA communities through routine inspections and property upkeep.
- Remove debris, pressure wash sidewalks and entryways, clean breezeways, and maintain dumpster enclosures.
- Control weeds and vegetation around buildings, sidewalks, fences, and landscaped areas.
- Perform seasonal maintenance including snow removal, ice mitigation, storm cleanup, and weather-related repairs as needed.
- Identify and report safety hazards, vandalism, code violations, or property damage.
Operations & Customer Service
- Independently organize and prioritize daily work assignments across multiple residential communities.
- Maintain accurate records of completed work, materials used, inspections, and work orders.
- Communicate professionally with homeowners, HOA management, vendors, supervisors, and team members.
- Maintain company tools, equipment, and vehicles in safe operating condition.
- Follow all company policies, OSHA standards, and safety procedures.
- High school diploma or equivalent required.
- Minimum 5 years of experience in commercial maintenance, construction, or general repair preferred.
- Intermediate experience in electrical, plumbing, HVAC, and mechanical systems.
